TERMS AND CONDITIONS OF CONDO RENTAL..
Please read very well to avoid any inconveniences and/or misunderstandings.

TERMS AND CONDITIONS OF CONDO RENTAL.
🔴AA) NUMBER OF PERSONS - Maximum of 2 persons .
-Note: Maximum number of allowed persons may still change depending on the building admin office rules. .
-Four (4) or more adults sleeping inside the condo is unfortunately not allowed . .
🔴BB) RENTAL FEE/REFUNDABLE SECURITY DEPOSIT .
Rental fee and Refundable security deposit must be paid in full on or before actual move-in date. .
REFUNDABLE SECURITY DEPOSIT starts at Php 10,000- for those renting 14 days to 30 days. Higher amount of the deposit for those renting more than 30 days. .
REFUNDABLE SECURITY CASH DEPOSIT - Refunds will only be given to the person who rented with us (the person named in the rental contract).
🔴CC) CASH PAYMENTS ONLY - Rental fees and other amount due should be paid to us in full amount and in cash (Philippine Currency only) on check-in date .
🔴DD) Valid Government issued ID with picture is required for guest - (Any one of this - Passport, drivers license, PRC Id, Voters ID, Postal ID, National ID, UMID, SSS ID, NBI clearance) - (Passport for foreigners or non-residents) .
🔴EE) RESERVATION DEPOSIT - Advance payment is required if you want a guaranteed booking. Kindly note this is non-refundable if you cancel your booking. .
🔴FF) KEY CARD ACCESS
▪️A Building ELEVATOR key card will be issued (1 card only). Lost card will result to a huge penalty.
▪️Another card will be issued for the Condo Unit/ROOM. Lost key card will result to a charge. (hence, there will be two cards - one for the elevator and one for the room).
🔴GG) CHECK-IN and CHECK-OUT.
Check-in is at 2pm and check-out is at 12 noon. Early check-in and late check-out maybe allowed subject to approval depending on room availability, extra charges shall apply. 5 days advance notice must be made for an early check-in or late check-out. .
🔴HH) VISITORS - Visitors inside the condo are allowed subject to existing and/or latest building/house rules (we shall update you on this). Visitors are not allowed to sleep overnight at the condo. .
🔴II) SWIMMING POOL and GYM - Use of SWIMMING POOL and GYM are only for those renting the condo (free use is for 1 person only, in excess is an additional charge and payable directly to the hotel/pool in charge). .
SWIMMING POOL RENTAL ONLY IS NOT ALLOWED
-Regret that swimming pool rental only is not allowed. Only those renting the condo are allowed to use the swimming pool free of charge. .
🔴JJ) NOT ALLOWED --- .
❌Not allowed - Loud noise, Parties and/or drinking sessions are not allowed
❌Not allowed - Pets, prohibited drugs
❌Not allowed - Fi****ms, deadly weapons, explosive items
❌Not allowed - ANY ACTIVITY prohibited by law
❌Not allowed - VAPING/SMOKING is NOT ALLOWED inside the condo and inside the building (Violation of the no smoking policy will result to a cleaning fee charge of Php 2,500- per day or per violation). Additional charges of Php 5,000- and above may be imposed by the Building and/or the City government of Makati) .
⚠️⚠️⚠️The condo unit must ONLY BE USED FOR LODGING PURPOSES.
🔴PENALTY/CHARGES FOR SMOKING - Should we find any indication (cigarette smell, cigarette buts, etc.) that smoking had been done inside the condo unit, we shall automatically charge you Php 2,500- or more depending on the intensity of the cleaning that needs to be done. .
THERE IS A DESIGNATED SMOKING AREA WITHIN THE BUILDING (we shall advise you further on this) .
🔴KK) ELECTRICITY AND WATER - Electricity and water are additional charges. Pay only for what you consume. Meter reading shall be made to determine actual consumption. .
🔴LL) Cable TV channel subscription is included in the rental fee .
🔴MM) Condo/Building/Association dues are included in the rental fee .
🔴NN) CONDO CLEANING/BEDDINGS CHANGE
▪️There is NO DAILY CONDO CLEANING (if you wish for the condo unit to be cleaned, charges starts at Php 1,000- per cleaning activity) .
▪️There is NO DAILY CHANGE OF BEDSHEET/TOWELS (if you wish for this, an additional charge starts at Php 1,500-) .
As this is a condo rental type of operations, there will be no daily Condo cleaning and change of bedsheet/towels. .
🔴STAINED/DAMAGED BEDSHEET/TOWELS - shall result to an additional cleaning fee charge starting at Php 250- per stained item AND/OR a total replacement of the item which maybe Php 500- or higher per item (If item can no longer be used by us - you shall be charged with the latest replacement purchase cost and stained/damaged item will be given to you) .
🔴-EXTRA CLEANING CHARGE - Extra cleaning charge on CHECK-OUT shall be made if the condo is found to be with too much trash and/or too dirty. Depending on the intensity of the dirt/trash, charges starts at Php 2,500- (amount can go higher if condo unit is not kept clean & orderly) .
-Minimize too much noise particularly in the evening to avoid disturbing the nearby condo units. .
🔴OO) COOKING/HEATING OF FOOD - Only light cooking is allowed, too much smoke might trigger the smoke detector/fire alarm .
-Cooking of any item with strong odors (fish, bagoong, other asian food, etc.) are prohibited. Violation of such will be charged with an extra cleaning fee of Php 2,500-. .
🔴PP) TRASH DISPOSAL - Trash should be disposed of on a regular basis (preferably everyday) and placed inside a plastic trash bag. Using the service elevator, The trash bag should be brought to the proper disposal area at the basement (B1 or Basement 1) Improper trash disposal shall lead to a fine of Php 5,000- by the building administration.. We will provide 3 pcs of plastic trash bag for your initial use. (NOTE: Penalty will be made IF YOU DONT USE THE SERVICE ELEVATOR-4th elevator at the right when bringing the trash to the basement) .
🔴QQ) CONDO PROPERTY / GUEST PROPERTY
▪️Any item (including but not limited to furniture, fixtures and equipment) belonging to the condo should not be taken out of the condo unit premises. .
▪️Refrain from bringing in any electrical equipment (Desktop computer, speaker/sound system, other office/household appliance or equipment, etc.).
🔴RR) BAGGAGE/LUGGAGE/BOXES ---.
Large or oversized luggage/baggage or boxes are not allowed as it might not fit inside the elevator and/or the condo unit. Also, there might not be any available trolly or person to assist you..
🔴SS) RENTAL CONTRACT EARLY TERMINATION/EXTENSION.
Early termination of the rental contract will result to non-refund of the unused portion of the rental fee and non-refund of the security deposit. This means that if you shortened your stay or check-out earlier than the supposed end of your rental term - we shall no longer refund you of the unused portion of your rental term and the also the security deposit..
EXTENSION of Rental term - As a basic rule, if you wish to extend your stay, you must advise us (thru a written message) 15 days prior the end of your rental term. Failure to do so will automatically result to non approval of your stay extension..
🔴TT) VIOLATION OF RENTAL CONTRACT, TERMS & CONDITIONS.
Any violation of the rental contract particularly those that would pose as an immediate threat (or possible danger or damage) to the condo property or to any person, guest, condo/building employees, condo owner/representative or non-payment of rental fees/other fees/damages, etc. may mean immediate termination of the rental contract leading to non-refund of the unused rental fee and/or security deposit. Your good behavior, cooperation and compliance to all rules and regulations is hereby requested so that we may not resort to any forced eviction from the condo unit. . .
