Why Do Landlords Require a 2-Month Security Deposit?
▫️Protection Against Property Damage
Security deposits cover:
• Damage to walls, doors, tiles, and windows
• Broken appliances and fixtures
• Excessive dirt or deep cleaning
👉 One month is often not enough to cover real repair costs.
▫️Protection Against Sudden Move-Outs
Some tenants:
• Leave without notice
• Leave damages behind
• Have unpaid utility bills
👉 A 2-month deposit helps protect landlords from possible losses.
▫️It’s Legal
There is no law in the Philippines that prohibits a 2-month security deposit—
✔️ as long as it’s clearly written in the contract
✔️ and clearly stated as security deposit, not advance rent.
▫️It’s NOT Landlord Income
❌ Not extra profit
❌ Not a penalty
✔️ It’s returned if:
• No damages
• No unpaid bills
• Unit is complete and in good condition at move-out
▫️It Encourages Responsible Tenants
Tenants who can provide a 2-month deposit are often:
• More responsible
• More careful with the unit
• More compliant with the contract
▫️It’s About Fairness
Tenants can move out after the contract—but landlords still have:
• Property taxes
• Maintenance
• Permits, taxes, and loans
• Penalties for late payments
👉Fair protection matters on both sides.
🗝️ A security deposit is not taking advantage—it’s protection.
Renting is a business, not a charity.
