Pag-alis niya… nabakbak ang pintura at nasira ang pader.

👉 Si Tenant ang may sagot, kung ang sira ay dulot ng kanyang personal na modifications.

Bakit?

📍 Ang unit ay ibinigay sa kanya na maayos ang pintura.
📍 Ang paglalagay ng stickers at adhesive ay hindi normal wear and tear.
📍 Ito ay tinatawag na tenant-caused damage.

✅ Normal Wear and Tear
– Natural na pag-fade ng pintura
– Minor hairline cracks
– Normal na pagkaluma

❌ Damage (Sagot ni Tenant)
– Bakbak na pintura dahil sa sticker
– Butas sa pader
– Malagkit na residue
– Napunit na wall surface dahil sa wallpaper

📝 Ano ang Dapat Gawin ng Landlord?

✔️ I-document ang sira (pictures & inspection report)
✔️ I-check ang Move-In Inspection form
✔️ I-charge sa Security Deposit kung ayaw magbayad
✔️ Gumawa ng written computation ng repair cost

💡 Mas maganda kung may clause sa kontrata tulad nito:

“Any damage caused by adhesives, nails, screws, stickers, wall décor, or unauthorized modifications shall be charged to the Tenant.”

🔹 Sabihin agad sa orientation: “Bawal magdikit sa pader.”
🔹 I-include sa House Rules (lalo na kung furnished unit).
🔹 Kung papayagan, dapat removable at walang damage.
