An EDGE Certified condominium is a residential building that has officially met the global green building standards set by the International Finance Corporation (IFC), a member of the World Bank Group.
EDGE stands for Excellence in Design for Greater Efficiencies. For a condo to earn this certification, it must prove that its design and construction will result in a minimum 20% reduction in three specific areas compared to a standard local building:
1. Energy Use: (e.g., via LED lighting, better insulation, or solar panels).
2. Water Consumption: (e.g., through low-flow faucets and dual-flush toilets).
3. Embodied Energy in Materials: (using more eco-friendly materials that require less energy to produce and transport).
Why it Matters for You (The Homeowner)
Living in an EDGE-certified condo isn't just about "saving the planet"; it has direct practical benefits for residents:
• Lower Utility Bills: Because the building is designed to be more efficient, you typically spend significantly less on monthly electricity and water bills.
• Better Resale Value: Green-certified properties are increasingly sought after, often holding their value better and selling faster than conventional units.
• Healthier Living: These buildings often prioritize better ventilation and natural light, improving the overall air quality and well-being of the residents.
• Proof of Quality: You receive an official certificate from the IFC as proof that your home was built to international sustainability standards.
