handlowe (OWH)
Takie są zasady Gospodarstwa Agroturystycznego “Agroletnica”, od 1 lipca 2022 r. Uiszczenie opłaty za pobyt oraz dokonanie obowiązku meldunkowego jest równoznaczne z akceptacją niniejszego regulaminu przez Agroturystę.
1. Ceny (wszystkie brutto i w polskich złotych, faktury VAT są możliwe dla firm)
1.1 Zakwaterowanie (płatne w dniu przyjazdu lub wcześniej – patrz dane bankowe w punkcie 8)
Noclegi – 80 PLN za osobę powyżej 3 roku życia za dobę
Noclegi – 40 PLN za osobę poniżej 3 roku życia lub młodsze
Dopłata za pobyty tylko na jedną dobę – 10 PLN za osobę
Nocleg za cały miesiąc płatny z góry – 2.100 PLN za osobę
Liczba dni pobytu w gospodarstwie agroturystycznym określona jest w potwierdzeniu rezerwacji, którą Gość otrzymuje: e-mailem, telefonicznie lub listownie po dokonaniu wpłaty zadatku w poziomie 30% kwoty. Pozostałą kwotę Gość wpłaca w dniu przyjazdu. Opłata za niewykorzystane noclegi nie podlega zwrotowi.
1.2 Plany posiłków
Śniadanie (bufet) – 35 PLN od osoby
Obiadokolacja – 45 PLN od osoby
Wyżywienie w postaci trzech posiłków dziennie – 110 od osoby. Bankiety dla 10 osób lub więcej (chrzciny, okazje rodzinne, zjazdy szkolne itp. – 120 zł od osoby z możliwością uzyskania uzgodnionego menu)
Korzystanie z ogniska z naszym wyżywieniem – 80 zł na osobę
Korzystanie z ogniska z własnym wyżywieniem – 30 zł od osoby
1.3 Inne przedmioty
Korzystanie z basenu – Goście z noclegiem – bezpłatne
Korzystanie z basenu przez osoby spędzające dzień z Gościem – 30zł/osoba
Korzystanie z basenu przez osoby niezwiązane z Gośćmi pokoju – niedostępne. Czarna herbata, kawa rozpuszczalna, z mlekiem i cukrem – dostępna bezpłatnie dla Gości
Kawa z ekspresu, aromatyzowane herbaty i napoje gazowane, inne przedmioty z sklepiku – wg cennika
Wypożyczenie: roweru – 8 zł/godz. Samochodu z kierowcą – 70 PLN/godzina (zależnie od dostępności kierowcy – samochodu bez kierowcy nie wypożyczamy). Sala gier jest obecnie niedostępna z powodu remontu, do wiosny 2023 roku.
2. Zameldowanie / wymeldowanie, Cisza nocna, Ilość gości
2.1 Przyjazd od 14:00 do 22:00 (później/wcześniej po wcześniejszym uzgodnieniu)
Wymeldowanie do 12:00.
2.2 Cisza nocna to 22:00 do 6:00
Po wcześniejszym uzgodnieniu z możliwością przedłużenia, ale nie później niż do 02:00, w tym na imprezy. Osoby odwiedzające Gości zobowiązane są opuścić kwaterę do godziny 22:00. Nocowanie w pokojach osób odwiedzających Gości jest zabronione, chyba że kwestia ta będzie uzgodniona z gospodarzem. W trakcie pobytu Gość samodzielnie dba o porządek w pokoju.
2.3 Ilość możliwych Gości
Tu nie ma „domków” ani „campingu”. Jest jeden dom, który ma dostępne pokoje dla gości:
4-osobowe pokoje – 1 (z własną łazienką)
3-osobowe pokoje – 2 (z własną łazienką)
2-osobowe pokoje – 2 (z własną łazienką)
1-osobowe pokoje – 4 (z podzielonymi łazienkami)
Czyli mamy 9 pokojów na maks. 18 miejsc noclegowych, a w jadalni są miejsca do maks. 30 osób przy stole w czasie eventów. Chętnie partnerujemy z innymi lokalnymi miejsca aby przyciągać więcej grup do regionu. Gospodarz wyznacza miejsce postoju pojazdu Gościa. Kierowcy wysokich pojazdów muszą dbać aby nie uderzyć w bramę wejściową. Jest inny podjazd dla wysokich pojazdów ale trzeba poinformować gospodarzom o tym uprzednio.
3. Ognisko
Nie jest wliczone w cenę, ponieważ wymaga nadzoru ze strony personelu, aby zapobiec pożarom lasów, oraz ze względu na koszt drzewa, sprzątania sztućców, itd. Czasami lokalne władze zawieszają prawo do korzystania z otwartego ognia ze względu na suszę, a my następnie przenosimy zaplanowane posiłki przy ognisku do jadalni.
4. Samodzielne wyżywienie
Nasze gospodarstwo agroturystyczne nie jest w pełni przygotowane do samodzielnego wyżywienia, i nie będzie, ale są lodówki z półkami dedykowanymi do pokoi dostępnych dla Gości. Trzymaj się dedykowanej półki w lodówce. W jadalni dostępna jest kuchenka mikrofalowa, ale Goście nie mogą jeść ani przechowywać żywności w swoich pokojach ze względów higienicznych. Goście mogą korzystać z jadalni / ogniska, aby zjeść własne jedzenie, ale mogą korzystać tylko z lodówki i kuchenki mikrofalowej dostępnej dla Gości. Nie ma dostępu do kuchni, jest to ścisłe tylko dla personelu. Nie mamy licencji na alkohol, ale goście mogą spożywać własny alkohol i nie pobieramy opłaty tzw. „korkowej”. W przypadku bankietu, miejsce, w którym pozostali Goście mogą zjeść własne jedzenie, może zostać tymczasowo zmienione.
5. Palenie tytoniu
Wolno palić w wyznaczonych miejscach tylko przed domem i w strefie ogniska. Kara za palenie w pomieszczeniach wynosi 500 zł. Skorzystanie lub posiadanie nielegalnych substancji jest ścisłe zakazane.
6. Basen i inne obszary przy basenie
Basen jest nieogrzewany i funkcjonuje od maja do października każdego roku
Rodzice są odpowiedzialni za nadzór nad dziećmi
Wspinanie się na dachy, ogrodzenia lub wiaty jest niedozwolone
Skakanie do wody jest niedozwolone
Z basenu mogą korzystać tylko Goście z pokojami i członkowie ich lokalnych rodzin dołączający do nich na dzień (30PLN za osobę, do trzech osób maks na Gościa), a nie przez ludzi z zewnątrz. Przed wejściem na basen goście muszą skorzystać z prysznica
Zachowanie seksualne i hałaśliwa aktywność nie są dozwolone w basenie, a odpowiedne stroje kąpielowe są wymagane
Basen jest zabroniony dla osób pod wpływem alkoholu
Kara za spowodowanie, że woda w basenie wymaga całkowitej wymiany wynosi 5000 PLN. Dwa razy w tygodniu basen jest zamknięty o 21:00 z powodu chlorowania i otwarty o 9:00 następnego ranka. Wejście do basenu między tymi godzinami jest niebezpieczne, więc zabronione, a korzystanie z basenu po ciszy nocnej jest również niedozwolone.
7. Szkody majątkowe, odpowiedzialność za Grupę i zwierzęta domowe
Szkody majątkowe powinny być zrekompensowane przez osobę winną, ale ponieważ nie bierzemy danych każdej osoby w grupie, osobą, która musi zapłacić jakiekolwiek odszkodowanie, w tym kary, jeśli członkowie ich grupy palą lub powodują, że woda w basenie wymaga całkowitej wymiany, będzie osoba, która dokonała rezerwacji. Jeśli zarezerwujesz grupę na tym gospodarstwie agroturystycznem, mamy prawo założyć, że znasz dane wszystkich osób w swojej grupie i że bierzesz odpowiedzialność za uiszczenie ich opłat i wszelkich innych zobowiązań, które powinni ponieść. Dokonując rezerwacji w imieniu innych osób, przyjmujesz tę odpowiedzialność. W/w wpis nie ogranicza nas od roszczeń prawnych wobec pozostałych Gości grupy. Trzymanie zwierząt w kwaterze bez uzgodnienia z gospodarzem jest zabronione. Gość ponosi pełną odpowiedzialność, w tym materialną za wszelkiego rodzaju uszkodzenia i zniszczenia kwatery i jej wyposażenia, spowodowane jego działaniem lub działaniem osób, za które odpowiada (np. Dzieci). Gość powinien powiadomić gospodarza o powstaniu szkody w kwaterze i na posesji lub o jej stwierdzeniu. Gospodarze nie ponoszą odpowiedzialności za mienie Gości. Ze względu na możliwość uszkodzenia instalacji elektrycznej i związane z tym bezpieczeństwo p-poż., zabrania się używania w pokojach urządzeń elektrycznych i gazowych nie będących na wyposażeniu. Goście znajdują szczegółowe instrukcje p-poż obok głównych drzwi i tam również są gaśnicy. Prosimy o zapoznanie się z tą informacją. Gość otrzymuje do swojej dyspozycji komplet kluczy do kwatery, które zobowiązany jest zwrócić w chwili zakończenia pobytu. Zagubienie lub zniszczenie kluczy nakłada na niego obowiązek zapłaty w wysokości 50,00 zł.

9. Inne punkty, o których należy pamiętać
9.1 Jedzenie tutaj opiera się na zasadzie “zasada wspólnego garnku”, co oznacza, że rodzina i Goście jedzą te same posiłki. Prowadzimy ranczo agroturystyczne, a nie hotel, ani restaurację.
9.2 Stopień, w jakim możemy zaspokoić specjalne potrzeby żywieniowe, jest zatem ograniczony, ale oczywiście dołożymy wszelkich starań, aby wziąć pod uwagę alergie, jeśli powiesz nam o tym z wyprzedzeniem, zanim kupimy jedzenie do planu posiłków. Możemy dostosować opcje wegetariańskie, nie będziemy starali się dostosować do pełnego weganizmu, ponieważ byłoby to niezgodne z naszym własnym planem trzymania kurcząt na jajka i pszczół na miód.
9.3 Na ranczu są koty, prosimy o zachowanie ostrożności podczas parkowania i odjeżdżania oraz poinformowanie nas w momencie rezerwacji jeżeli ktoś z grupy ma alergie na koty.
9.4 W środowisku mogą występować kłujące/gryzące owady i rośliny tru-/kłujące, węże, knury, nietoperze, lisy, kuny i inne. Jeśli przyjechałeś zbierać grzyby lub używać lasu na spacery itp., to od ciebie zależy, że wiesz co robisz. Oczekujemy od naszych Gości należyty respekt dla przyrody oraz dla pracy rolników, tak w pobliżu naszego posiadłości, jak i na jej terenie.
9.5 Ze względu na położenie na obszarach wiejskich usługa telefonii komórkowej może być czasami niedostępna. Wskazane jest, aby skontaktować się z nami za pomocą Internetu, a nie telefonu lub SMS-a, jeśli sieć telefoniczna nie działa. Nasz adres e-mail jest [email protected] który jest również naszym identyfikatorem Skype. https://www.facebook.com/david.j.james1 znajdziesz Davida na Facebooku, umożliwiając kontakt w Messengerze. Prosimy o korzystanie z nich, gdy sieć telefoniczna jest słaba.
9.6 Mamy lepszy zasięg Internetu niż zasięg telefonu, więc prosimy o umożliwienie tym, którzy mogą potrzebować pilnego skontaktowania się z Tobą, sposobów na zrobienie tego online. 9.9 Nie dostarczamy telewizorów, tabletów ani innych rozrywek dla dzieci, nie ma placu zabaw, a dzieci muszą szanować wymagania innych Gości dotyczące spokojnego wypoczynku, biorąc pod uwagę profil tego rodzaju wakacji agroturystycznych. Obecnie nie jesteśmy w stanie zaakceptować bon turystycznych, ale nad tym pracujemy, to może ulec zmianie. Natomiast wykonaliśmy cały szereg inwestycji na udogodnienia dostępu dla niepełnosprawnych, na przykład rampy, lifty, poręcze, m. bez ubiegania się do funduszy publicznych.
9.10 Stawiamy na przepisy i źródła żywności o ile możliwe z regionu lubuskiego. Podpieramy lokalną turystykę.
9.11 Wyjątki od w/w regulaminu wymagają każdorazowej zgody Davida lub Eleny James.
9.12 Gospodarze służą wyjaśnieniami oraz radą we wszystkich spornych kwestiach dotyczących regulaminu, prosząc szanownych Gości o jego przestrzeganie. Dajemy Państwu wszystkie te zastrzeżenia, ponieważ wolelibyśmy, aby ludzie wybierali mądrze, aby doświadczenie Agroletnica oferowało tylko przyjemne, a nie przykre niespodzianki. Rozumiemy od naszych poprzedników, że problemy zawsze były rzadkością i że większość wakacji była bardzo przyjemna i wolna od problemów. General Terms and Conditions (GTC)
These are the rules of the Agrotourism Ranch “Agroletnica”, from July 1, 2022 until further notice. Payment of the fee for the stay and checkiing in on arrival are both deemed to mean acceptance of these regulations by the Agrotourist.
1. Prices (all gross and in Polish zlotys, payment in other currencies possible (see part 8) and VAT invoices are possible for companies)
1.1 Accommodation (payable on or before arrival – see bank details in point 8)
Accommodation – 80 PLN per person over 3 years of age per night
Accommodation – 40 PLN for a person under 3 years of age or younger
Surcharge for stays only for one day – 10 PLN per person
Accommodation for the whole month payable in advance – 2.100 PLN per person
The number of days of stay in the agritourism ranch is specified in the booking confirmation that the Guest receives: by e-mail, phone or letter after making a deposit of 30% of the amount. The remaining amount is paid by the Guest on the day of arrival. The fee for unused nights is non-refundable.
1.2 Meal plans
Breakfast (buffet – served 07:00 to 22:00 or by agreement earlier) – 35 PLN per person
Main meal (Dinner – served 17:00 to 21:00) – 45 PLN per person
Food in the form of three meals a day – 110 per person. Banquets for 10 people or more (christenings, family occasions, school reunions, etc. – PLN 120 per person with the possibility of obtaining an agreed menu)
Having a campfire area with our food – PLN 80 per person
Having a self-catering Campfire event – PLN 30 per person (must be supervised by staff, see section 3 below)
1.3 Other items
Use of the swimming pool – Guests with accommodation – free
Use of the pool by people spending the day with a Guest – PLN 30 / person
Use of the pool by people not related to the Room Guests – not available. Black tea, instant coffee, with milk and sugar – available free of charge for Guests
Coffee from the barista machine (operated by staff only), specialist teas and carbonated drinks and other items from the shop – according to the price list. Rental: bicycle – 8 PLN / hour. rickshaws – 12 PLN/ hour. Car with driver – 70 PLN / hour (depending on the driver’s availability – we do not rent a car without a driver). The games room is currently unavailable due to renovations, until spring 2023.
2. Check-in/check-out, Quiet at night, Number of guests
2.1 Arrival from 14:00 to 22:00 (later/earlier by prior arrangement)Check-out until 12:00.
2.2 Quiet hours are 22:00 to 6:00. By prior arrangement there is a possibility of extension, but no later than 02:00, including parties. Visitors are required to leave the accommodation by the start of the Quiet hours. Staying overnight in the rooms of visitors is prohibited, unless this issue is agreed with the host. During the stay, the Guest independently takes care of the order in the room.
2.3 Capacity
There are no “cottages” and this is not a camp site. There is one house that has available rooms for guests:
4-bed rooms – 1 (with their own toilet and shower)
3-bed rooms – 2 (with their own toilet and shower)
2-bed rooms – 2 (with their own toilet and shower)
1-bed rooms – 4 (with shared toilet and shower)
So, in total we have 9 rooms with max. 18 beds, and in the dining room there are places for up to 30 people at the table during events. We are happy to partner with other local places to attract larger groups to the region. The host designates the place where the Guest’s vehicle is parked. Drivers of high vehicles must take care not to damage the entry gate. There is an alternative entrance for high vehicles by arrangement.
3. Camp fire
It is not included in the price because it requires supervision by staff to prevent forest fires, and because of the cost of the tree, cleaning the cutlery, etc. Sometimes the local authorities suspend the right to use the open fire due to drought, and we then move the planned meals by the fire to the dining room.
4. Self-catering
Our agritourism farm is not fully prepared for self-catering, and will not be, but there are refrigerators with shelves dedicated to rooms available for Guests. Guests should keep to their dedicated shelf in the fridge. A microwave is available in the dining room, but Guests are not allowed to eat or store food in their rooms for reasons of hygiene. Guests can use the dining room/campfire to eat their own food, but can only use the fridge and microwave available for Guests. There is no access to the kitchen, this is strictly only accessible by the staff. We do not have a license for alcohol, but guests can consume their own alcohol and we do not charge a so-called “corkage” fee. In the case of a banquet, the place where the other Guests can eat their own food may be temporarily changed.
5. Smoking
It is permitted to smoke in designated places only in front of the house and in the campfire zone. The penalty for smoking indoors is PLN 500. The use or possession of illegal substances is strictly prohibited.
6. Swimming pool and other areas by the pool
The pool is unheated and operates from May to October each year. Parents are responsible for supervising children. Climbing on roofs, fences or awnings is not allowed. Jumping into the water is not allowed. The pool is available for use by room Guests and members of their local families joining them for the day (30PLN per person, up to three people max per guest), and not by people from outside. Before entering the pool, guests must use the shower provided. Sexual behavior and boisterous activity are not allowed in the pool, and appropriate swimwear is required. The pool is prohibited for people under the influence of alcohol
The penalty for causing the pool water to require a complete replacement is 5000 PLN. Twice a week the pool is closed at 21:00 due to chlorination and open at 9:00 the next morning. Entering the pool between these hours is dangerous, so it is prohibited, and the use of the pool during the Quiet hours is also not allowed.
7. Property damage, liability for the Group and pets
Property damage should be compensated by the person responsible, but since we do not always take the details of every person in the group, the person who has to pay any compensation, including penalties, if members of their group smoke or cause the pool water to need to be completely replaced will be the person who made the reservation. If you book a group on this agritourism farm, we have the right to assume that you know the details of all the people in your group and that you are responsible for paying their fees and any other obligations they should incur. By making a booking on behalf of others, you accept this responsibility. The above does not limit us from legal claims against other guests of the group. Keeping animals in the accommodation without agreement with the host is prohibited. The Guest bears full responsibility, including material liability, for all kinds of damage and destruction of the accommodation and its equipment, caused by his actions or the actions of persons for whom he is responsible (e.g. children). The Guest should notify the host about the occurrence of damage in the accommodation unit and on the property or about its finding. The hosts are not responsible for the property of the Guests. Due to the possibility of damage to the electrical installation and the associated fire safety, it is forbidden to use electrical and gas equipment not equipped in the rooms. Guests will find detailed fire instructions next to the main door and there are also fire extinguishers. Please read this information. The guest receives at his disposala set of keys to the accommodation, which he is obliged to return at the end of the stay. Losing or destroying the keys imposes on him the obligation to pay in the amount of PLN 50.00.

9. Other points and caveats to keep in mind
9.1 The food here is based on the agritourism principle of the “common pot”, which means that the family and the Guests eat the same meals. We run an agritourism ranch, not a hotel or restaurant.
9.2 The extent to which we can meet special nutritional needs is therefore limited, but of course we will do our best to take allergies into account if you tell us in advance before we buy food for the meal plan. We can provide vegetarian options, but we will not try to adapt to full veganism, because this would be incompatible with our own plan to keep chickens for eggs and bees for honey.
9.3 There are cats on the ranch, please be careful when parking and setting off and inform us at the time of booking if anyone in the group has an allergy to cats.
9.4 There may be stinging/biting insects and poisonous/stinging plants, snakes, boars, bats, foxes, wolves, pine martens and other delights of nature in the environment. If you came to collect mushrooms or use the forest for walks, etc., it is up to you to know what you are doing. We expect from our Guests due respect for nature and for the work of farmers, both near our property and on its territory. We assume that you like these things or you would not have chosen agritourism for your leisure break, but the same applies when temporary workers are staying here, who have not chosen agritourism specifically.
9.5 Due to its location in rural areas, the mobile telephony service may sometimes be unavailable. It is advisable to contact us via the Internet and not by phone or SMS if the telephone network does not work. Our email address is [email protected] which is also our Skype ID. Under https://www.facebook.com/david.j.james1 you can find David on Facebook by allowing you to contact him in Messenger. Please use these means when the telephone network is poor.
9.6 We have better internet coverage than phone coverage, so likewise please give those who may need to contact you urgently ways to do so online. The internet also fails from time to time and we are not responsible when this happens because not having optical fibre is all part and parcel of a remote forest location, but fortunately this is rare. The Wi-Fi password is distributed on request to guests staying or participating in events.
9.7 Access to the property is through the entrance gate with intercom, which is controlled by the staff and for security reasons never remains open. Around the property there are camera monitoring points. Fences are intentionally high.
9.8 If persons under the influence of alcohol or drugs behave aggressively, the host has the right to terminate their room immediately without refund of previously paid fees.
9.9 We do not provide TVs, tablets or other entertainment for children, there is no playground and children must respect the requirements of other Guests for a quiet rest, taking into account the profile of this type of agritourism holiday. Currently we are not able to accept the State tourist vouchers, but we are working on it, so this is subject to change. On the other hand, we have made a whole range of investments for access facilities for the disabled, for example ramps, lifts, handrails, among others without applying for public funds.
9.10 We focus on recipes and food sources as far as possible from the Lubuskie region. We support local tourism.
9.11 Exceptions to the above-mentioned regulations require the consent of David or Elena James on each occasion, and an exception granted on one visit may not be possible on another visit, as it will depend on the needs of other Guests.
9.12 The hosts will happily provide clarification and advice on all contentious issues regarding the regulations, and ask our honoured Guests to comply with them. We give you all these points in section 9, because we would prefer people to choose wisely, so that the experience of the Agroletnica ranch offers only pleasant and not unpleasant surprises. We understand from our predecessors that problems have always been rare and that most of the holidays were very pleasant and free of problems. Providing this pleasant and safe experience means a joint effort of both the hosts and the Guests. We warmly welcome everyone who understands this and wish you a pleasant stay.
