THINGS YOU NEED TO KNOW ABOUT OUR HOLIDAY HOUSE RENTALS BOOKING SERVICES.
Dear Customers and Guests. Please read well so you can have the Best Experience booking your Holidays with us:
1 - We are a legal Thai Registered Company Husband & Wife Team with legal Thai work permits, offering Holiday House Rental Booking services. Our Family have been staying full time in Koh Phangan island for nearly 4 years now and we have good knowledge about Koh Phangan. 2 - We act as an ONLINE BUSINESS and we mostly take ONLINE BOOKINGS. Very rarely we do any physical house viewings as we book from overseas clients. We will take into consideration House viewings for serious long-term enquiries. Sorry, we are very busy and will not drive around the island to show you our exclusive Portfolio stock for short-term holiday rentals, as we are not run-around real estate agents.
3 - We hand pick and select only Best Quality Holiday Houses suitable for Family, Couples and Child-friendly Safe Holidays. We do not have shabby, low quality, "in the middle of nowhere", unsecured location type of houses.
4 - Our Selected Portfolio of Quality Holiday Houses start from 15,000 Baht per month to ensure only Best Quality.
5 - We are Legally Authorized by private agreements by each of the Owners and Managers to act as booking agents for all the Holiday Houses in our Portfolio.
6 - We communicate directly with the Owners and Managers of our Holiday Houses. We maintain Professional, Ethical, Long-term Relationships with all our Partners to ensure Best Quality Assurance to our customers.
7 - We personally visit and inspect all the Holiday Houses in our Portfolio so we know our Houses very well and to check and ensure Best Quality.
8 - To ensure Exclusivity, it is our policy to not disclose exact pin-point location of our exclusive Portfolio stock until after a booking is secured or a meeting is arranged (for long term bookings) as we only handle serious enquiries.
9 - We try our best to give you the best Information about the Holiday Houses in our Portfolio in our description and photos. However, the property you receive may differ slightly from the ones you see in the photos in terms of furnishings, or when there are several units available for rent. We will be very happy to answer all your questions about our properties to help you decide.
10 - To help find you your Holiday House, please message us complete details like your Monthly Budget, Dates, Number of Bedrooms, Number of Persons, Preferred Location and Purpose of Visit so we can share with you available options from our Portfolio.
11 - Please be informed as this is a legal business and service, a Finders Fee Commission for Booking and finding your Holiday House will be added in the final rental prices.

13 - Terms of payments to book in advance for Peak Season December to April 2018 will be 100% upfront cash payments via Western Union or bank transfer to the Director's Thai bank account. NO CASH = NO BOOKINGS.
14 - Once you decide to book with us, we will email you an Invoice for payment from our Company. Your selected Holiday House will be blocked for 24-48 hours to allow you to make payment. After this period is over, the house will be back on the market.
15 - Deposits are NON-REFUNDABLE, so we suggest you take travel insurance to cover cancellations.
16 - Generally for Monthly bookings, Electricity charges are not included in the price. You will pay for the Electricity charges to your Landlord each month based on the meter reading.
17 - Most likely, our Owners take an upfront refundable Security Deposit for any damages in the property. This deposit will be returned to you when you check out, if there are no damages to the property.
18 - There will be different T&Cs for booking and staying depending on the houses. Eg: Minimum stay, electricity charges, security deposits, etc.
19 - There will be different prices for our Holiday Houses depending on the different months and seasons of the year (low season, peak season or Full Moon dates)
20 - Any Long-term rental enquiries (3 months to 1 year contract), if you would like to get the best long-term rental rates, only UPFRONT payments are accepted. Sorry, no arrangements for month-per-month payments.
