อยากซื้อบ้านหลังแรก เริ่มต้นอย่างไร ต้องรู้อะไรบ้าง? 🤔

การจะได้เป็นเจ้าของบ้านสักหลังโดยเฉพาะบ้านหลังแรก นอกเหนือจากเรื่องเงิน ก็ยังมีปัจจัยอื่นๆ มาเกี่ยวข้องอีกมากมายที่จำเป็นจะต้องศึกษาข้อมูล ตั้งแต่ความรู้เบื้องต้นในการเลือกซื้อบ้าน ทำเล งบประมาณ วิธีการกู้ ตลอดจนปัญหาที่ตามมาหลังจากซื้อบ้าน เพื่อให้ได้มาซึ่งบ้านหลังแรกที่ดีและเหมาะสมกับตนเองมากที่สุด 🥰

4. ตัดสินใจซื้อบ้าน – กู้บ้านอย่างไร ต้องเตรียมตัวอะไรบ้าง?
เรื่องนี้เป็นเรื่องที่ละเอียดอ่อนมาก หลายคนที่คิดจะซื้อบ้านหลังแรกแทบจะไม่มีความรู้ในเรื่องนี้เลย ดังนั้นใครที่สามารถเลือกโครงการบ้าน คอนโดฯ ที่เหมาะกับตนเองได้แล้วก็จำเป็นต้องศึกษาเรื่องการกู้เงินซื้อบ้านให้ดี ก่อนที่จะยื่นกู้กับสถาบันทางการเงิน เพื่อประโยชน์ในการกู้ซื้อบ้านให้ผ่านโดยง่ายและไม่เสียเวลา ซึ่งส่วนใหญ่คนที่ไม่เคยทำการกู้ซื้อบ้านมาก่อนมักจะประสบปัญหาเรื่องการกู้ไม่ผ่านและไม่ได้รับเงินจองคืน จึงควรศึกษาเรื่องการกู้ซื้อบ้านให้ถี่ถ้วน เนื่องจากการกู้ซื้อบ้านเป็นขั้นตอนที่ค่อนข้างมีความสำคัญและเกี่ยวข้องกับเงินก้อนใหญ่

5. สิ่งที่ตามมาหลังซื้อบ้าน-ตรวจเช็กบ้าน โอนกรรมสิทธิ์ ปัญหาเพื่อนบ้าน และค่าใช้จ่ายที่ตามมาภายหลัง
สุดท้ายนี้ก็มาถึงอีกหนึ่งเรื่องที่เป็นเหมือนด่านสุดท้ายของคนที่กำลังจะซื้อบ้านหลังแรก ซึ่งหัวข้อหลักๆ ของประเด็นนี้ถือเป็นปัจจัยที่ตามมาหลังการซื้อ-ขาย โดยจะเป็นเรื่องที่เกี่ยวข้องกับช่วงเวลาก่อนย้ายเข้าไปอยู่อาศัยและหลังจากที่เข้าไปอยู่อาศัยแล้ว ไม่ว่าจะเป็นการตรวจเช็กบ้านก่อนรับโอนฯ ค่าใช้จ่ายที่ตามมาภายหลัง การรีไฟแนนซ์เพื่อลดดอกเบี้ย เทคนิคในการผ่อนต่างๆ ตลอดจนปัญหาที่เกิดขึ้นภายหลังจากการอยู่อาศัยแบบไม่คาดคิดมาก่อน ซึ่งถือเป็นเรื่องที่สำคัญไม่น้อยไปกว่าข้อไหนๆ เลย
