Message to owners with a listing on Kalkan Private Rentals.

Further to our email message at the start of the lock-down, when we confirmed that we did not expect owners to pay their annual renewal subscriptions as they arise, we have now decided to take the following action with regard to 2020 renewals:

Any owners who received an annual invoice from us and chose not to pay it at the time, will receive a new invoice with a "COVID-19 credit note" that takes 30% off the renewal bill for this year. This is intended to reflect the proportion of the year for which it was not possible (or even desirable) to receive booking enquiries.

Invoices that are overdue have been re-sent, with the credit note applied. Please note that this credit note is only valid until 31st August. Of course, owners are free to opt out of annual renewal altogether and remove their listing from the site; we will contact you again to discuss this if your invoice remains unpaid after 31st August.

Invoices for 2020 renewal that have not yet become due to be paid will also receive the COVID-19 credit.

Where invoices for 2020 were already paid before the lock-down commenced, we will apply the credit note at the next renewal.

We hope you will all feel that this is a fair policy under the circumstances.

It has been reported the UK is looking at whether people arriving from France or Germany should be made to isolate for two weeks.

COVID-19

With the recent easing of flight restrictions, owners are seeing a return to something approaching "normal" in terms of bookings for their accommodation. However, the situation is still rather uncertain, as some people are confirming their bookings, only to have flights cancelled by their airline!

Against this background owners are trying to be as flexible as possible but in principle, most are taking the view that there is no reason for guests not to fulfil their bookings.

The FCO advice is that holidays in Turkey are safe subject to following local rules regarding social distancing, etc.

So, to clarify:

1. If you are unable to travel because the FCO changes its advice on travel to Turkey, owners may, at their discretion, either transfer your payment to a later date (e.g. next year) or, if this is not suitable for you, some may offer to refund your payment - subject of course to their terms and conditions.

2. If the FCO advice is that travel to Turkey is safe (i.e.the current advice) but your airline cancels your flight for operational reasons, then in most cases you would need to claim the refund against your travel insurance, as the accommodation would still be available if you were able to arrive by other means.

Of course, you should check the position with the owner of your chosen accommodation when booking.

COVID-19: MESSAGE TO OWNERS

THESE ARE DIFFICULT TIMES AND WE REALISE THAT MANY OWNERS ARE STRUGGLING TO MAKE ENDS MEET AT THE MOMENT, WITH BOOKINGS FOR 2020 BEING CANCELLED OR POSTPONED DUE TO THE CRISIS.

UNDER THE CIRCUMSTANCES, WE WILL NOT EXPECT OWNERS TO PAY THEIR ANNUAL RENEWAL SUBSCRIPTIONS AS THEY ARISE, UNTIL FURTHER NOTICE.

ANY OWNERS WHO RECEIVE AN ANNUAL INVOICE FROM US MAY CHOOSE NOT TO PAY IT AT THIS TIME, IN WHICH CASE THEIR LISTING WILL SIMPLY BE SUSPENDED; THEY MAY THEN CHOOSE TO PAY AT A LATER DATE, (IE AT A DATE WHEN EVERYTHING MORE OR LESS RETURNS TO NORMAL - LETS CALL IT "N DAY") AT WHICH POINT THE LISTING WILL RE-START FOR A FURTHER YEAR AND THE ANNUAL RENEWAL WILL THEN BE RE-SET TO THAT DATE, WITH NO LOSS OF LOYALTY DISCOUNTS, IF APPLICABLE.

ANY OWNERS WHO DECIDE TO PAY THEIR ANNUAL INVOICE ON RECEIPT WILL REMAIN LISTED BUT WILL HAVE THE PERIOD BETWEEN RENEWAL AND "N DAY" FREE.; THE NEXT RENEWAL WILL BE RESET TO ONE YEAR FROM N DAY.

PLEASE CONTACT US IN THE USUAL WAY FOR FURTHER CLARIFICATION ON THIS POLICY.

THESE ARE DIFFICULT AND UNSETTLING TIMES FOR ALL OF US: HOLIDAYMAKERS, OWNERS, RENTAL AGENTS AND ALL THE LOCAL HOSPITALITY BUSINESS IN KALKAN. EVERYONE IS GOING TO LOSE OUT FINANCIALLY DUE TO FLIGHTS BEING CANCELLED.

WHAT IS WORSE... WE SIMPLY DO NOT KNOW HOW LONG THIS SITUATION IS GOING TO PERSIST AND SO IT MAY BE IMPOSSIBLE - AT THIS TIME - FOR OWNERS TO MAKE ANY FIRM RE-BOOKING ARRANGEMENTS FOR PEOPLE WHOSE INITIAL BOOKINGS HAVE HAD TO BE BE CANCELLED DUE TO CIRCUMSTANCES BEYOND ANYONE'S CONTROL.

IF YOU, AS A CUSTOMER, ARE CONCERNED ABOUT YOUR BOOKING YOU SHOULD SPEAK DIRECT TO THE OWNER TO DISCUS YOUR CONCERNS. EVERY OWNER HAS THEIR OWN STANCE, ACCORDING TO THEIR TERMS AND CONDITIONS. MANY, BUT NOT ALL, WILL BE HAPPY TO DEFER TAKING ANY BALANCE PAYMENTS UNTIL THEY ARE CERTAIN THAT THE BOOKING WILL GO AHEAD. CLEARLY, THIS WOULDN'T APPEAR TO BE THE CASE FOR APRIL OR MAY BOOKINGS BUT WE SUGGEST KEEPING ALL OPTIONS OPEN, UNTIL IT IS NECESSARY TO MAKE A FIRM DECISION.

WHERE A CANCELLATION IS INEVITABLE THEN, WHERE POSSIBLE, MOST OWNERS WILL HOLD OVER DEPOSITS TO ANOTHER BOOKING IN THE SAME ACCOMMODATION, EITHER LATER THIS YEAR OR IN 2021 - SUBJECT OF COURSE TO AVAILABILITY. BEYOND THAT, GUESTS SHOULD BE ENCOURAGED TO SEEK REDRESS FROM THEIR TRAVEL INSURERS IN THE FIRST INSTANCE.

WE HAVE NO JURISDICTION OVER HOW INDIVIDUAL OWNERS ADDRESS THIS PROBLEM. CLEARLY, THERE IS A NEED TO BALANCE THE NEEDS OF THE GUEST WITH THE NEEDS OF THE ACCOMMODATION OWNERS - WHO STILL HAVE ONGOING EXPENSES IN KALKAN AND NEED TO SUPPORT THEIR LOCAL MAINTENANCE SUPPLIERS, EVEN IF THEIR BOOKINGS FOR 2020 DO NOT MATERIALISE. VERY OFTEN, BOOKING DEPOSITS WILL ALREADY HAVE BEEN ALLOCATED BY OWNERS TO SOME OF THESE ONGOING EXPENSES. THERE REALLY IS NO EASY ANSWER HERE.

OVERALL, WE ALL NEED TO TRY AND SUPPORT EACH OTHER AND HOPEFULLY WE WILL STILL HAVE WONDERFUL KALKAN TO COME BACK TO WHEN THIS UNPRECEDENTED CATASTROPHE IS BEHIND US - WHENEVER THAT MAY BE.
