We have now reached out to everyone on our winter list and we do still have some open spots for the winter starting 10/01 & 11/01. If you need a spot, please read thru the details below and if everything looks good, please give us a call at 515-967-5474 or 515-240-7593.

1) Rent is $650 per month - due when you arrive and in full every month there after

2) You are allotted 25 kwh of electricity per day. Anything above that you pay for at the MidAmerican rate. Your excess electricity is due once a month on the first.

3) Your camper must be in good condition. No boarded up windows, not excessively dirty, no duct tape holding it together, no tarps on the roof, etc.

4) Your camper, must be a camper with a working furnace. No vans or converted trailers allowed in the winter time.

5) You are responsible for getting your camper ready for the cold weather. Skirting is allowed if you want, you will also need a heated water hose, heat tape, external LP tanks, etc.

6) When it snows, we plow the roads so you can get to work. You will need a shovel to plow out your camper, car, steps, etc.

Starting April 1st we're going to try something new for 2026. Since Ticketmaster and the airlines and the hotels have all gone to this model we think it would be good to give it a try. For 2026 we are going to try a dynamic pricing model. Since we're full all summer, we decided to modify it a bit. Every month we will keep track of how many people want sites that we can't get in and then at the end of the month we will divide it by the number of sites in the park and we will add that amount to the monthly rent each month.
