T&S Hotel Advisors is proud to announce the successful sale of the Holiday Inn Express & Suites Fort Worth Southwest (I-20), strategically located along the I-20 corridor in the thriving Fort Worth market. Through a highly competitive marketing process, our team generated multiple qualified offers and ultimately secured a 1031 exchange buyer who sold an asset in California and was bringing his proceeds into the Texas market for the first time. The buyer also obtained foreign national SBA financing prior to the March 31st deadline.

The transaction was structured with a nonrefundable deposit on day one and closed in less than 60 days. The 91-unit hotel sold for $8.7 million, demonstrating strong ex*****on and alignment between all parties. The property achieved a price per key of $95,604.

The property was a strong-performing asset at the time of sale and generated significant buyer interest, resulting in multiple competitive offers. The hotel was ultimately acquired by a 1031 exchange Buyer, reflecting continued investor demand for stabilized hospitality assets in the region.

Holiday Inn Express Bay City’s location serves as a key lodging option within the coastal prairie region of Texas. Positioned along Highway 35, the property provides convenient access to regional industrial demand, energy-related activity, and agricultural commerce, while also capturing leisure and transient traffic traveling between Houston and the Texas Gulf Coast.
