I rework and rework a floor plan. I probably go through 50-60 scenarios before deciding on what to do.

Keeping costs in line are a huge factor but making the house a house I could live in is the most important.

I would say one of the best gifts I have is being able to see things and people for better than they are. Although it gets me in trouble sometimes... most of other time it's really beneficial in renovations.

This one definitely took some vision. Fitting the pieces together is happening! Let's see what happens!

Well, we did something we've never done before....

Bought a house just to actually sell. A true flip. And in Charlotte 😂

It sounds very similar to what we've done but it's actually really different. I study what houses will appraise for, but it's different from what someone will actually pay for it.

It is an estate sale which is the way we've purchased the last three properties. A family too emotionally attached to figure it out between the siblings or too far away to manage.

We look for the worst houses in the best neighborhoods. And this one is a prime example. Half a mile from Southpark, established neighborhood, good schools, and a lot of work.

It's been a crazy transaction so far. And A. LOT. of layers of wallpaper. Follow along!
