Last call for lower fees: Please book now! On September 15, 2026, Airbnb will change how they charge service fees. You will not see them, they will all be charged to the host. Breakdown. Guests used to pay 11%. Hosts used to pay 3%. You could see your fee. Now you won't. It's still there, but hidden and charged to hosts. HOWEVER, the NEW rate is 15.5%, another 1.5% above what the combined service fees were/are. I JUST reread the rules. Anyone who books BEFORE I accept this, will have the old percentage and it will NOT adjust. So, even if you are thinking of a ride or a stay in 2027, book now! Many facilities might have already hit "send." I will not until the 14th!! Book, book, book now!

Airbnb notice: Starting September 15, Airbnb has a policy change that will result in increased fees to the guest. The way to avoid this is to BOOK NOWW! Everyone who has booked their date, even into 2027, prior to the cut off, will be booked at current pricing. Booking after September 15 will incur the new pricing. This gives you almost a month to plan a trip into next year. This is an Airbnb decision.

How it works. Airbnb used to charge a service fee to the guest and a service fee to the host on a line item that could be seen by each. They said in order to "streamline" and limit confusion for the guest, they are adding the service fees completely onto the host only, and adding 1.5 percent that wasn't there before. So guests will see no Airbnb service fee and it will look like the host keeps upping their listing price, when in reality, it is now and may continue to be Airbnb just climbing their service fees. So, no matter what Airbnb you choose, if you have a favorite, it will look like they increased their price in September. They didn't. It was Airbnb increasing their fees but hiding it to guests as "listing price" increase.

Moral of story. Book NOW into 2027 to avoid these hidden fees.

Pastor Appreciation Gift: October 2026

Friends, October is coming. People that have busy schedules have to be planning months in advance. If you have a Pastor you would like to nominate for a free night's stay on a Tuesday or Wednesday night in October, please contact me on my Messenger page.

Perimeters of offer:
1. They must be a pastor(senior, music, associate, children's) of a local church and able to be found on a church website.
2. One of the parties of the household must be aware of the nomination and agree to the date. We cannot move dates around.
3. The church must simultaneously create a collection for their evening meal out, so that they have no personal expense.
4. All nominations must be secured NO LATER than September 11th, one month from today.

There will be 4 total gifts, one per week. Tuesday OR Wednesday.
(Why is it not offered for the weekend? Because I HAVE to break even for the month and my weekends in October are already booked.)

Pastor Appreciation in October: Okay, it's time to start thinking about this again! October is Pastor Appreciation Month! Each week in October Tandem Trails will allow one pastor/spouse to have an overnight stay! We tried this last year and here are the rules:
1. This Pastor has to be found on a church website.
2. Someone in their congregation has to nominate them.
3. The CHURCH must take a collection for them to go to dinner to after they arrive at the Airbnb. Tandem Trails will not provide the gift cards this year. This allows for congregation appreciation!
4. Nominator must check with spouse on available date and they can start making child care preparation for the children.
5. Once a date is locked in, it can't be changed. It is too hard to move around an Airbnb calendar and the host can get fined for cancellations. While the pastor is not paying, I am making my calendar unavailable to other paying guests and I cannot cause THEM a cancellation.
6. The nights available are a Tuesday or a Wednesday of each week. Once one day is booked, the other one will be opened up to a typical customer.
7. Previous year participants will make room for 4 different pastors.
8. Nominations will be accepted through messenger on this page once a spouse has confirmed the date is available. This can be a surprise to the pastor but not the spouse. If nominator has NOT confirmed with spouse, the date will not be saved.

Question for those who stay at Airbnb's: I ran into someone who has stayed at Tandem Trails previously. She had a girls trip and they came into town for fun. I have a very feminine looking Airbnb. Well, the outside is trimmed in pink, there is maroon and mauves all over the inside, doilies, and much of the furnishings are antiques. I have collected beautiful porcelain dolls, tall ladies that stand on stands with grand dresses like Gone with the Wind, some with muffs. NOT LIKE CHUCKIE. I was told that one of the girls could not sleep in the bedroom that has the dolls displayed because they spooked her. She said, "She watches too many scary movies." Friends, do Victorian dolls spook people? They are not baby dolls, they all tall dolls in long, flowy dresses. I just would never have thought and it has never been written about even in a private comment to the host. I certainly do not want my guests to be scared of a my decor. I always rely on guests for feedback but in 7 years, this is the first mention of this.

Tandem Trails news and fact sharing:

1. News!: We and every other Airbnb host received an e-mail yesterday letting us know that our pricing system is changing. They are "streamlining" how the listing reads for the guest. Therefore a guest will no longer (as of September) see a service charge on their invoice. The service charge from Airbnb as a service provider had been split between the guest and the host. The host is now going to absorb the 15.5% service fee and it will not show on the guest bill. Soooo, in order for the host to absorb these new fees, it will APPEAR that we are raising our listing price when they are really just changing where the fees are allocated. Way to take care of the hosts that take care of you, Airbnb! That's the news part!

2. Fact #1: When Ray and I began providing this service to mostly cyclists, we knew they would just as soon sleep in a tent, so we wanted to keep our prices low. And we lived in the house anyways, so we charged $99.00 a night for a clean bed and hot shower. In the last 2 years, we have bought a lot 2 doors down, built a house, hired drywallers and painters to revamp the rooms that we moved OUT of at Tandem Trails and it became open 11 months a years, 7 days a week. (We close in January to go on vacation and do any big projects!) It went from Tandem Trails Guestroom to Tandem Trails Geusthouse, and for that we raised our prices FIVE DOLLARS A NIGHT! FIVE DOLLARS in 7 years, friends!

3. So fact #2: If you take $104 and take 15.5% Airbnb service fee, 6 % Stark County Lodging Tax, 3% Canal Fulton Lodging Tax, Business Home Insurance, Property Taxes, and Utilities, no one is making a killing here.

So when you look at ANY of our fine Canal Fulton listings for your families coming into town and think, "Wow, did they raise their prices?" The answer is "No, Airbnb changed the wording for the guest and moved all the service fees onto the host!"

This has been a pivotal week for Canal Fulton! We received a personal visit from President and Executive Director of the Ohio to Erie Trail, Alan Weinstein and Tom Bilcze. They took the time to allow me to take them on a Tandem Trails Shuttle tour of our area to show off our amenities. They were quite impressed! They met with Jake at Brimstone Bicycles and will be partnering with him in the future. And they met with the Mayor to explain what it means to be a "Trail Town" on the bicycle superhighway. Thank you gentleman for your time and interest in our quaint, historic community!
