If you own a waterfront Airbnb up here, you’re probably leaving a LOT of money on the table every summer.

The majority of the rest earned $40,000-$70,000.

A luxury waterfront STR we launched 2 months ago for one of Kim’s real estate investor clients.

They are business owners from downstate Michigan that were looking for a property that would cash flow and provide significant tax advantages.

This property is beautiful and in an amazing location, 2 of the most important qualifiers for a profitable STR.

Our mission was to find, qualify, optimize, launch and manage a property that would cash flow and provide significant tax advantages for them.

Just walked this STR on Lake Michigan for one of Kim’s investor clients that’s looking for a property up here.

Beachfront, sauna, awesome Mackinaw Bridge views.

With some design and amenity upgrades, should earn ~ $80,000/year.

We look at a LOT of properties for her investor clients.

Our goal is to find STRs with a gross rental yield of at least 20%, ideally 25%. They exist.
Most properties are NOT operating even close to that.

The recipe for a 20%+ property is a combination of LOCATION, occupancy, home layout, and amenities.

From there, an optimized listing, pricing and calendar management hammer it home.
