Individual Privacy is to be respected, at all times!!!
Absolutely, NO AUDIO/VIDEO, of MINOR CHILDREN, without WRITTEN CONSENT of PARENT/GUARDIAN!
Violation, of the Privacy Rules is cause for IMMEDIATE EVICTION!!! INCLUDING pointing cameras at other tenants property and or Sundnace properties‼️NO EXCEPTIONS‼️‼️‼️

* ALL GUEST entering the campground must CHECK IN at the store & PAY APPLICABLE FEES and SIGN SUNDANCE RULES NOTICE!
* Respect camping space rented by other Tenants!
* Please, Do NOT walk through other Tenants campsites! (Without Tenants permission)
* Please, walk around campsites rented by other Tenants!
* Keep your Campsite Clean!
* NO EXTERIOR unsightly CLUTTER/TRASH/STORAGE!
* Please, Follow the “LEAVE NO TRACE” principles!
* NO PUBLIC DRINKING (Outside of your personal rented campsite, please, place Adult beverages, in a cover)! “Children eyes are watching!”
* NO UNDERAGE DRINKING!
* NO ILLEGAL DRUGS!
* Help us maintain SAFE, HEALTHY, ENJOYABLE, FUN, RESPECTFUL and PEACEFUL atmosphere!
* Be friendly, but respect other Tenant/Guest privacy!
* All Sundance Tenants/Guest are expected to respect the rights, and personal property, of others!
* No person shall damage campground property!
* If Tenant/Guest damages Sundance property, Tenant/Guest are responsible, for expense to repair/replace damaged property!
* NO OPEN FIRES/BURNING, except in confined/protective Fire Pit!
* No person shall intentionally expose themselves, in any lewd manner, including nudity, and/or provocative/revealing swim wear!
* No person shall engage in fighting, violent, tumultuous or threatening behavior, and/or engage in any other activity, which violates the Penal Law!
* No person, under 21 years of age, shall possess/consume alcoholic beverages, and/or illegal drugs, within Sundance Marina property
* No person shall attempt to prevent employees, from performing their duties, by means of intimidation, physical force, or interference!
* Violation, of campground RULES, may be grounds for eviction!
* Violation of “expressly prohibited” rules shall be subject to immediate eviction!
* Anyone who is evicted is NOT entitled to a refund!
* Anyone who is evicted SHALL NOT be allowed in the campground again!

* PETS ARE EXPRESSLY PROHIBITED IN SUNDANCE MARINA owned CABINS/LODGES, and SUNDANCE SWIMMING, FISHING and PIERS AREAS!
* PETS SHALL BE LEASHED, and UNDER OWNERS CONTROL, AT ALL TIMES!
* PET OWNERS SHALL BE RESPONSIBLE, for CLEANING UP AFTER THEIR PETS!
* PET OWNERS SHALL NOT ALLOW THEIR PETS TO TRESPASS, ON OTHER TENANT/GUEST PROPERTIES!
* PET OWNERS ARE FULLY RESPONSIBLE for PERSONAL INJURY, and/or PROPERTY DAMAGE, FROM THEIR PETS!
‼️IT IS EXPRESSLY PROHIBITED TO FEED THE FERREL CATS! (The cats are a NUISANCE, potential DANGER to our Children, and transmits obnoxious smell to SUNDANCE community)‼️

* DO NOT PARK ON OTHER TENANTS RENTED CAMPSITE!
* DO NOT BLOCK ROAD or OTHER TENANTS RENTALS!
* DO NOT PARK ON SUNDANCE COMMON GROUNDS, WITHOUT OWNERS APPROVAL!
* IF ADDITIONAL PARKING IS NEEDED, ARRAIGNMENTS, FOR EXTRA PARKING SPACE, MUST BE APPROVED BY SUNDANCE OWNERS!
* ABSOLUTELY NO INOPERABLE VEHICLES, and/or EQUIPMENT, OF ANY KIND!

*Sundance Marina Lots, Cabins, Lodges, Boat Storage are WEEKEND - 30 DAY rentals/lease, only! (AVAILABLE extensions, restrictions apply, subject to rental increases)‼️
* Occupancy Approval is at the “SOLE DISCRETION”, of the Owners‼️
* SUB-LEASING IS EXPRESSLY PROHIBITED! NO EXCEPTIONS‼️
* ALL RENTALS SHALL be approved, by SUNDANCE MARINA OWNERS, ONLY‼️
* MANDATORY Fully executed Rental Application, including Credit Check, and Background Check, and Signed Sundance Marina Rules Notice are required, for rental approval‼️
* Rental Fees are subject to adjustments/increases, with 30 day written notice to existing Tenants‼️
* New Tenant applications DO NOT have right to assume any previous rental terms. And, are NOT guaranteed Right of Occupancy‼️
* ALL Sundance Lot / Cabin Rentals are calculated, upon individual basis, and subject to change, upon reevaluation, each 30 days‼️
* MONTHLY RENTAL PAYMENTS:
RENT Due FIRST of Each Month.
RENT Past Due, after 10th of Month.
10% Late Fee, after 10th.
Eviction Notice on 15th. (if rent and late fee are not brought current)‼️
* Weekend, Monthly, Full Time occupancy restrictions are subject to change‼️
* ALL SUNDANCE OWNED RENTALS/PROPERTIES ARE SUBJECT TO INSPECTIONS‼️
* PREVIOUS RENTAL AGREEMENTS ARE NULL and VOID, EACH 30 DAYS, SUBJECT TO WRITTEN APPROVAL, of SUNDANCE MARINA OWNERS‼️
SALE CAMPERS/TRAILERS NOTICE
* TENANTS WANTING TO SALE THEIR CAMPERS, and/or TRAILERS, LOCATED on SUNDANCE MARINA PROPERTY, SHALL NOTIFY SUNDANCE MARINA OWNERS, IN WRITING, OF THEIR INTENT TO PLACE CAMPER/TRAILER FOR SALE‼️
* TENANTS DO NOT HAVE AUTHORITY, and/or PERMISSION, to GUARANTEE FUTURE/CONTINUED OCCUPANCY ON SUNDANCE LOTS to PURCHASER.‼️
* TENANTS SHALL NOT QUOTE RENTAL FEES, WHICH ARE SUBJECT TO INCREASE, UNDER THE 30 DAY RENTAL POLICY‼️
* TENANTS SHALL NOT QUOTE ANY OCCUPANCY TERMS TO PURCHASERS‼️
* SELLERS of CAMPERS/TRAILERS HAVE NO AUTHORITY to QUOTE/NEGOTIATE, and/or SPEAK TO the TERMS and/or APPROVAL, of LOT/OCCUPANCY RENTALS!‼️
* SUNDANCE OWNERS WRITTEN APPROVAL, OF THE PURCHASERS, IS MANDATORY TO SALE CAMPERS/TRAILERS, IF THE PURCHASER REQUEST OCCUPANCY/TENANCY AT SUNDANCE MARINA!‼️
* IF CAMPERS/TRAILERS ARE SOLD, without the MANDATORY APPROVAL, of SUNDANCE MARINA OWNERS, the subject CAMPER/TRAILER is SUBJECT TO REMOVAL WITHIN 3O DAYS!‼️
* APPROVAL for OCCUPANCY, RENTAL FEES, and/or REQUIREMENTS for TENANT APPROVAL IS AT THE SOLE DISCRETION, and AUTHORITY, of the SUNDANCE MARINA, INC. OWNERS!‼️
* TENANTS SHALL NOTIFY POTENTIAL BUYERS, OF THE 30 DAY RENTAL and REQUIRED APPROVAL FOR OCCUPANCY‼️
