The best advice as a villa owner I can give you is book direct with owners and save £100s not just saving money , but you have the opportunity to follow the owner on social and in my case I always talk to the potential guest before they part with money. Again in my case I tell the guest the full procedure from reserving to departing and I am in contact with the guest as much as they want. Again an owner can share their tips and experiences if required. Join It's Orlando Time Verified Villas and write a post if all your requirements any owners that have availability will comment it is then up to you to choose who you would like quotes from. Dont be too specific on how many bedrooms. You just need your dates, location if you know (but there are many areas), games room, South facing pool, spa / freestanding hot tub and how many guests. Budget helps because if too low owners won't respond. Sounds daunting I know but it's really easy booking it all yourself and you can save loads.

As both a villa owner and a regular traveller, I thought I’d share a few tips that might help when booking your next Florida villa. 🏡☀️

My biggest piece of advice? Book directly with the owner whenever you can.

The owners who personally manage their bookings are usually the ones who truly care about their homes. They invest time, money and love into maintaining them because it’s more than just a business to them. Believe me, the costs of owning and maintaining a Florida villa are significant – often much higher than people realise.

A low price isn’t always a bargain. If a villa is priced well below similar properties, ask yourself why. While there are always exceptions, the cheapest villas can sometimes be the ones that receive less investment, have dated furnishings, or, in the worst cases, end up cancelling bookings because the property is sold or no longer financially viable.

Websites like Airbnb and VRBO are brilliant for finding villas and reading reviews, but if you find a villa you love, see if you can locate the owner’s own website or page. Booking direct often saves both you and the owner money in platform fees, gives you direct contact with the person who knows the villa best, and provides a much more personal experience.

Before you book:
✅ Read the reviews.
✅Look at how active the owner’s page or website is.
✅Ask questions – a genuine owner will always be happy to answer them.
✅Be cautious of Facebook profiles with no real name, no photo or very little history.

Remember, not all villas are equal. Two homes on the same community can look similar in photos but be worlds apart in terms of maintenance, cleanliness, furnishings and the little touches that make your holiday special.

Your holiday is something you’ve worked hard and saved for. Don’t let price be the only deciding factor.

Above all, talk to the owner. Building that relationship before you travel gives you confidence and peace of mind, and any owner who genuinely cares about their guests will be delighted to help.

Wow what a great start to the weekend.

Hello! Just wanted to write a quick review here of our stay at the beautiful Calabay Palms Villa. We have been to Florida before both staying in hotels and Villas but as our family has grown a large villa like this has become a must as after long hot days walking thousands of steps it’s great for everyone to have their own space. From enquiring to the day we came home Nicole has been so helpful, starting with a quote, to giving advice on the best cheapest airport to fly from, car hire, restaurant recommendations, to days out ideas that aren’t just the theme parks, to checking we got home ok. The villa is decorated and furnished beautifully and is stocked with everything you might need. The beds are so comfy and the bedding and towels all fresh and soft. I made great use of the large washing machine and tumble dryer. The children absolutely loved the pool and the games room, I’d regularly lose them and my partner for whole evenings when they’d have darts competitions and pool tournaments. We all loved relaxing in the hot tub late in the evening to rest our aching legs after days at the parks. The villa is situated perfectly for Disney and Universal and we split our days between both using our hire car with no journey being long than 40 mins (Sea World) Having supermarkets, restaurants and most importantly and Starbucks very close by was so handy for when we were tired and didn’t want to drive far for dinner or essentials we needed. We would book to come back again in a heartbeat and i am already working out when we can come back. Thankyou again Nicole anyone booked to come here is very lucky!
