How to prepare your Michigan rental for peak summer season!
Summer is the most important booking window for many short-term rentals in Michigan. The highest-performing properties aren’t scrambling when summer arrives, they’re ready well before peak demand hits.
BEFORE PEAK SEASON:
*Inspect the roof, gutters/downspouts, grading/drainage, decks, railings, walkways, exterior lighting, hose bibs, outdoor furniture, grill, and any exterior paint or trim damage
*Service the HVAC, replace filters, confirm proper cooling, check ceiling fans, test remotes, plumbing, and appliances
*Schedule maintenance for septic systems and wells
*Confirm safety items like smoke detectors and fire extinguishers
*Address small fixes that could become bigger problems mid-season
*Mosquito control starts with eliminating standing water in gutters, buckets, toys, planters, tarps, birdbaths, pool covers, and low spots in the yard
*Schedule regular pest control treatments
*If your property is near lake access provide beach flag information and where guests can check beach/wave conditions
REFRESH YOUR LISTING BEFORE DEMAND PEAKS:
*Update photos to reflect seasonal outdoor spaces
*Highlight summer-specific amenities like grills, patios, fire pits, pools, lake access, sunsets, family gathering areas, string lights
*Review your description to ensure clarity and accuracy, especially regarding heated pools, air conditioning, rules for outdoor fire use, quiet hours
*Confirm house rules and parking details are easy to understand
SET PRICING AND MINIMUM STAYS STRATEGICALLY:
Summer demand in Michigan can fill calendars quickly, but pricing too conservatively can leave significant revenue on the table. At the same time, overly aggressive pricing can lead to gaps that are difficult to recover later.
A thoughtful summer pricing strategy includes:
*Reviewing local demand patterns and events
*Setting minimum stays to reduce gap nights and increase revenue
*Adjusting rates proactively rather than reactively
