Sonoma County Board of Supervisors voted last night on changes to vacation rentals. Mostly, the changes will be 3 strikes and you're out if there are 3 verified complaints against your property. There will also be limits on some new permits. I need to read the full account when I can get my hands on it, and I will keep you posted.

Instead of an outright ban on vacation rentals, the Board of Supervisors will create exclusion zones to address concerns about loud parties, excessive traffic and trespassing.

FYI to anyone interested in using their home for a vacation rental, but who has not done their paperwork yet. I was just at the Sonoma County permit office today and they said that the average processing time for new permits is 8 weeks. That said, they are taking their new proposals to the Board of Supervisors on the 26th for a vote, and if it is passed, the changes will go into effect 30 days later. This means that if you live in a community with very limited acreage as in Rio Nido, you might be denied a permit under these new rules, if accepted. But if you already have a permit, you will be grandfathered in. That is why it is crucial to get your application in as soon as possible.
