Tavistock, the developer behind the $1 billion transformation of Pier Sixty-Six, has unveiled plans for Phase II of the project. The proposal includes four 23-story mixed-use towers with 339 residences, plus waterfront shops, restaurants, a boutique grocery store, marina improvements, and a new waterfront promenade along SE 17th Street. The project aims to create a more walkable, connected waterfront district while building on the successful reopening of Pier Sixty-Six in 2025. City approval is still required, with a final decision likely at least a year away.

Florida Eases Permit Rules for Small Home Projects....
Florida Gov. Ron DeSantis signed HB 803 into law, eliminating building permits for single-family residential projects under $7,500. However, permits may still be required for electrical, plumbing, gas, mechanical, or structural work.

The law also limits some local inspections, allows certain out-of-state building officials to assist after emergencies, and exempts some temporary hurricane and flood protection walls from permits. The changes take effect July 1.

The Opus at 701, a boutique luxury waterfront development on Fort Lauderdale’s prestigious Bayshore Drive, has been approved by the City Commission. Combining two Intracoastal-front parcels at 623 and 701 Bayshore Drive, the project will offer unobstructed water views, spacious two and three-bedroom residences from 1,825 to 2,987 square feet, and large private balconies designed for sunrise and sunset views.

Broward County’s single-family market saw steady, modest growth in March, with closed sales rising 3.3% year-over-year to 1,097. Buyers are still active, even as affordability continues to play a role across South Florida.
Homes are taking a bit longer to move, with median time to contract at 44 days and time to sale at 81 days. That extra time is giving buyers more opportunity to explore options and negotiate.
Overall, well-priced homes are still selling, but today’s buyers are more deliberate, focused on value, and taking a more measured approach than we’ve seen in past markets.

The 2026 Market So Far…
As of March 2026, the Fort Lauderdale real estate market has shifted toward a buyer’s market, with rising inventory, slower sales, and some softening in prices. Fort Lauderdale is currently ranked the second-strongest buyer’s market in the U.S., with about 125% more sellers than buyers, behind Austin, TX (128%). Nashville, Miami, and San Antonio follow close behind. Despite these trends, luxury and waterfront properties in Fort Lauderdale continue to see strong demand. We will keep you posted.
