More Growth Coming to Flagler Village
Ombelle Residences is moving forward at 300 NE 3rd Avenue, with plans for two 44-story towers totaling approximately 754 residences. The project is another major addition to an area that has experienced tremendous residential and commercial growth in recent years.

And Ombelle isn't alone. The massive FAT Village redevelopment nearby is bringing hundreds of new apartments along with office, retail and restaurant space to the neighborhood..
It will be interesting to watch Flagler Village continue to transform over the next several years!

Broward Home Sales Cool in August
After 11 consecutive months of year-over-year gains, Broward County home sales slowed in August. Total sales declined 4.5% to 1,899 transactions, while condo sales fell 9.3% to 883. Elevated mortgage rates and limited inventory at certain price points continue to impact activity.
International demand remains a major factor in South Florida, with foreign buyers accounting for 49% of new construction, pre-construction and condo conversion sales during an 18-month period ending July 2025.

Two New Towers Proposed Near Rio Vista
A major mixed-use development is being proposed at 633 S. Federal Highway near Rio Vista. The project would feature two towers rising 28 and 22 stories with a total of 440 residences, ranging from studios to three-bedroom units.
Plans also include resort-style pools, fitness and Pilates facilities, retail and restaurant space, and 841 parking spaces.
The project is the latest in a wave of new development reshaping Fort Lauderdale's downtown area.

Fort Lauderdale Cracks Down on Illegal Vacation Rentals!
The City of Fort Lauderdale is getting tougher on illegal vacation rentals, approving new regulations aimed at properties operating without proper certification and those creating ongoing problems in residential neighborhoods.
Under the new rules, vacation rental operators without a valid certificate could face fines of $1,000 per day. Owners with unpaid fines, liens or penalties will also be unable to obtain or renew a vacation rental certificate.
The ordinance also gives the City greater ability to address safety complaints, repeat violations, noise and parking issues.
