Unfortunately, the pool and hot tub remain closed. Our contractor is working with their subcontractor, Fountain Pools, to resolve the remaining open items, which they are working diligently to finish. We apologize to the owners who will be at Kahlua while the contractor continues to work on the pool and hot tub for the noisy, and frustrating delay. At this time, we expect the repairs to be completed in the next few days and the reinspection of the pool to be on June 30, 2026.

We failed the Department of Health’s pool and hot tub inspections. We have not received their repost yet, but when we do, we will work with the pool company to resolve the issues as soon as possible.

The news we’ve all been waiting for since September 2022 arrived just after lunch today – WE HAVE OUR Temporary Certificate of Occupancy…… Now, for those who remember Paul Harvey – here’s, the rest of the story.

As was planned, the TCO application was to be filled yesterday (Thursday the 28th) with the town of FMB. However, Mother nature had a different plan.
Yesterday morning, a summer storm rolled through FMB and for all practical purposes the NEW Kahlua Beach Club took a lightning strike. It took out most of the power and left everyone wondering what else could go wrong, what were we going to see as result? As we know, lightning doesn’t stop for much. Incredibly hot temperatures, extremely high voltage surges, on and on. Fortunately, we have a lightning abatement system on the roof with rods and proper grounding that help mitigate potential issues. With most of the power out, a call went into FP&L, and they arrived late in the day to investigate. They brought the power back online, and things seem to be ok today. Maybe a few minor repairs but things certainly could have been worse. All this after we have all traveled so far to this point.

So, we have our TCO – what does that mean?
• We have 30 days to get our full Certificate of Occupancy
• We need to get the remainder of turtle lights installed (expecting them to arrive the week of June 8th) which will then close out the Environmental Inspection
• Fountain Pools can call for the DOH inspection. We understand it should be week or two out before they can inspect it. That will then close out the pool permit
• The Building Final (Inspection file #106) should get closed out after they (FMB Building Dept.) reviews the Elevation Certificate and the As-built Survey plans
• Remember – no pool or spa will be available until we get our DOH approval

So, we are going to open for owners Saturday, May 30th, 2026. Being such short notice it’s more of a soft opening – but if you can make it, please do. Please notify us if you will be occupying your unit so we can plan accordingly. Week 23 will be the Grand Opening, and the weekly rentals will be offered through RAL.

Remember, units can only be occupied by those is good standing.
