Property values in the area have appeared to be rising slowly and steadily at about 1% per month. Due to the reduction in the ratio of distressed sales to conventional sales, this is a little high. However, the inventory of property for sale has now dropped below 6 months supply which means that we now have a sellers market. During the past year most sellers lost several thousand dollars because they overpriced their property initially. When a buyer sees that a house has been on the market for several months they are looking to see what is wrong with it. They believe that there is no hurry to place an offer and will place a low bid. Since it is important that buyers get a great impression, it pays to take the villa off the rental market, stage it and promote it on social media. The income you may achieve from an extra rental is lost if the villa is not fresh on the market. I hope this helps. PS A 4 bedroom unit with a very private deck may be coming to market quite soon.

Just had a brake check-up and oil change at the Firestone centre in the Florida Mall complex. Parts delivery was tardy through no fault of the shop and, without any complaint from us, they discounted our bill and made sure we were very happy with their excellent service. If you need an oil change, tires or brake service, I highly recommend them.

Property Values in Town Center are of interest to homeowners and guests alike. Many homeowners were guests before they purchased. As the recession eased, prices in Town Center rose more quickly than those in surrounding communities because the HOA, and Bob Shamasko and Kieth Murrell in particular, encouraged owners to spruce up the community and employed Heather to keep things tidy. Since she has been relieved of this task the community has steadily deteriorated. Garbage pails etc abound. All owners and guests can help by concealing them except for just before and after Thursday collection.
Market values in the Orlando area rose steadily until mid summer 2014. Traditionally sales slowed in the fall but, more significantly, the Canadian dollar dropped 25% in value, causing Canadians to think twice about purchasing. Canadians comprised a huge 23% of the buyers in 2014!
In addition, the ratio of distressed sales to conventional sales dropped dramatically and this change in ratio explains all the apparent 4% increase in the average selling price between Jan 2014 and January 2015.
