book direct from owners, save your $ you can go to any city's tax assessor's webpage and locate the owner of a property. If they don't own the property don't give them your money. There are plenty that are owner/operators. Scams are everywhere be careful. You can also ask for their business license and I even ask for a copy of their driver's license before sending my $$.
