It’s a rant but will be over shortly.
Rehab. (As in condo rehab) …
It wasn’t planned — but here we are.
More on the “backstory” to bring you current: (not complete backstory just a little bit of what’s happened so far)
Sooo. Check out the CF the “mitigation company” left (hired by the HOA not me)
For the HVAC pics - please note -
1. It’s a brand new hvac installed august 22, 2023.
2. The flood from a broken faucet in bathroom. (Behind the hvac closet) happened on October 1, 2023.
3. The “mitigation company” removed the new hvac on October 5th. Along with washer and dryer from the closet - the closet floor. Two feet of drywall in the closet in back and right side of closet - the floor in main hallway - part of the bathroom and half assed everything else.
4. On December 5th the hvac still was not reinstalled and freezing pipes were a concern.
5. Mitigation company was suppose to reinstall the closet floors, closet walls and recharge the unit fully and reinstall the hvac and the washer and dryer in a completed untility closet . THEY FAIL!! SOOOO BADLY.
This is what we found on arrival ON December 13th. ,
the hvac lines were frozen (on Dec 13th in maryland with heat on) I couldn’t wrap my head around why it was happening at first. Heat was on and running - but It was running but blowing cold air.
Findings: They forgot to recharge it with refrigerant - or didn’t seal it and all escaped-
So it was running on “electric back up emergency heat only” and wouldn’t heat without refrigerant (it’s a heat pump hvac.) it was running from Dec 5 to Dec 15th 24/7 with no refrigerant and causing damage to the unit.
After figuring that out -
Look what else the mitigation company did… all jacked up….
Do you see it???
They installed the hvac before the subfloor or floor or back and side drywalls were complete!!
PLUS installed the hvac with the walls still wide opened…
I’m no construction expert - but it doesn’t take a rocket scientist or a building contractor or even an electrician or hvac person to see the problems with this.
The only way to fix the walls in back and on right side is to remove the hvac
The only way to finish the floors properly is to remove the hvac completely - finish the walls first - redo the subfloor so the entire closet is level on the same subflooring - then put the flooring down and THEN reinstall the hvac. Which means - removing the newly charged refrigerant again - doing all the work mentioned - reinstalling the HVAC - and Recharging the refrigerant completely.
Did I mention the mitigation company never cut out the wallboard that was saturated and growing mold in the hallway, the bedrooms, the secondary hall? Nope. Not at all. But line itemed it in their invoice to me.
They didn’t removed saturated and expanded particle board subflooring (see pics) and they said the moldy carpet and padding could be "washed" even tho the insurance said it was part of the adjusted claim and would be covered.
and if thats not enough - theres more - they were hired to mitigate the water amd water damage from the flooding that occured from a brokem faucet - yet left the water under the condo for 3 months before i notified them that they neglected to actually mitigate the water.
i dont like calling people names and tend to lean on the side of compassion and understand. -
but for real - the company, the owner, and rhe workers are idiots and and scammers and on top of that smug. angry someone would have the audacity to call them out on theor BS work.
well call me audacity then - bc i sure did call them out!!
After which, they crept over and took all their supplies off site that were out side the door, no notification, no phone call, no email — just creepy.
So they fired their selves from job. - thank you for saving me the trouble.
But left me to figure out where to pick up the peices and get things done correctly.
The hoa is of no assistance. In fact they could care less. they dont want cover the expenses they are required by state law to cover. so they hire crappy contractors to do the bare minimum and do exactly what they want them to do and nothing else.
its apparently a racket down here. shady contractors, shady hoa mamagement companies, shady hoa boards that think they have more power than they have.
but nome the less. we are pressing forward to resolve the issues and fix the damages. out of our own pockets right now.
Beleive me when I say the hoa and crappy mitigation company will be getting bills from me.
Why am I so upset. Well beyond the obvious. - this is my happy place. It’s my reprieve. It’s my place to rejuvenate the soul.
And it’s been taken from me from the illwill of a contractor company posing to mitigate a loss, the cruddy practices of a good old boy mentality with the HOA board and management company.
And we are. Rehab.
