📊 NW Florida Real Estate Market Update (In Normal People Terms 😂)

Remember when houses were selling in 12 minutes with 47 offers and somebody offering a jet ski over asking price?

Yeah… that’s calming down now. 😅

🏠 Homes are sitting a little longer
Buyers are no longer panic-buying after one showing. People are actually sleeping on decisions again.

💰 Prices aren’t crashing
Despite what social media says every 14 minutes, prices overall are mostly holding steady around our area.

📈 There are more homes for sale now
Which means buyers finally have something called “options” again.

🔨 Buyers have more negotiating power
We’re starting to see:
• price reductions
• seller concessions
• repair negotiations
• less “highest and best due in 30 seconds” energy

📍 Quick County Breakdown

🔹 Escambia County
• Average days on market: about 62 days
Pensacola area still moving pretty solid overall. More inventory, but prices holding up decent.

🔹 Santa Rosa County
• Average days on market: about 53 days
Pace/Milton/Navarre still staying pretty strong honestly. Probably one of the steadier local markets right now.

🔹 Okaloosa County
• Average days on market: about 66 days
Destin/FWB area slowing a little more than before. More listings piling up, which gives buyers a little breathing room.

📌 Overall?
The market feels less chaotic and more normal now.

Good houses still sell.
Overpriced houses are getting humbled. 😂
