re property functions as a system—structure, envelope, mechanical, electrical, plumbing, and site conditions—so potential issues can be identified early and addressed before they become costly problems. I serve as an owner’s representative, working alongside builders, contractors, service providers, inspectors, and property managers as an added technical layer. My work focuses on risk reduction, regulatory compliance, insurability, and long-term planning, including maintenance, upgrades, and lifecycle cost forecasting. I also help improve energy and water efficiency and maintain clear, organized documentation for ongoing property management. My background includes more than 25 years of engineering project management, and field experience across mechanical, electrical, plumbing, and life-safety systems, along with extensive familiarity with construction methods and building practices in complex mountain environments. The goal is simple: keep each property safe, compliant, insurable, and operating reliably—while helping owners avoid surprises and plan ahead with confidence. Risk doesn’t disappear—it accumulates quietly. My role is to identify it early and manage it intelligently.
