🌼 May Plumbing Problems to Watch For 🌼

May brings warmer weather… and a fresh set of plumbing issues we see every year around Kitsap, Mason & Pierce County:

💧 Outdoor faucet leaks
Freezing temps can leave behind cracked hose bibs that start leaking once you turn them back on.

🌱 Sprinkler system breaks
Underground lines or sprinkler heads can crack over winter and show up as soggy spots or low pressure.

🚿 Sewer line backups
Tree roots get aggressive this time of year and love finding their way into sewer lines.

🧼 Clogged drains
Spring cleaning = more debris, grease, and buildup going down your pipes.

🔥 Water heater strain
With increased usage and temperature shifts, older units tend to show signs of failure now.

✔️ Quick May Checklist:

* Turn on outdoor faucets slowly & check for leaks
* Inspect yard for wet patches or pooling water
* Listen for gurgling drains (early sewer warning)
* Flush your water heater if it hasn’t been done recently

🌧️ April Showers = Plumbing Problems 🌧️

Spring in Washington means rain… and a whole lot of it. That extra water can put serious stress on your home’s plumbing system.

Here are the most common issues we see in April:

💧 Sump pump failures – If it quits, your basement or crawlspace can flood fast
🌱 Clogged sewer lines – Tree roots wake up in spring and go straight for your pipes
🚿 Slow drains – Increased water use + buildup = backups
🏠 Outdoor plumbing leaks – Hose bibs and irrigation lines damaged from winter freezes
🌊 Ground saturation issues – Can lead to sewer backups and drainage problems

If something seems off, don’t wait — these problems tend to get worse quickly this time of year.

🌧️ ATTENTION HOMEOWNERS: Atmospheric River Checklist (Save & Share!) 🌧️

With another atmospheric river on the way, here’s a simple Home Inspection Checklist you can use before and after the heavy rain to help prevent plumbing disasters, flooding, and costly repairs.

Please feel free to share this to your neighborhood groups, mom groups, local buy/sell pages, and home-maintenance groups to help others prepare and be proactive💙

🏠 DURING THE ATMOSPHERIC RIVER

Check these every few hours:

🔧 Drains & toilets
• Watch for slow draining, bubbling, or water rising in showers/floor drains and exterior gutter drains.
• Gurgling = your main line and line could be backing up due to

🔧 Sump pump
• Make sure it’s properly functioning, correctly discharging water to a safe exterior location away from the home, and not cycling nonstop.
• Rising water in the basin without the pump turning on = failed pump.

🔧 Foundation area
• Look for damp walls, pooling water, or leaking near corners/pipes.

🔧 Gutters & downspouts (from the ground)
• Overflowing gutters or “waterfalls” off the roof mean water is pouring toward your foundation.

🔧 Sewer smell inside
• Strong odor can mean blocked vents or the beginning of a sewer backup.

🔧 Ceilings & walls
• Look for dark spots, soft areas, or streaks from new leaks.

🏡 AFTER THE ATMOSPHERIC RIVER

Inspect again once the storm passes:

🧰 All drains
• Flush toilets, run sinks/showers, make sure everything drains normally.

🧰 Sump pump cleanup
• Clear debris, check float switch, confirm discharge pipe is secure.

🧰 Walk the exterior
• Look for shifted soil, clogged drains, loose downspouts, or new pooling.

🧰 Attic & ceilings
• Check for damp insulation, water trails, or yellowing/sagging spots.

🧰 Musty smells
• Sniff around basements, crawlspaces, closets, and under sinks—mold starts fast.

🧰 Utility systems
• Make sure water heater/furnace stayed dry and no corrosion started.

🧰 Vent pipes
• If you notice gurgling or odors after the storm, a rooftop vent may be clogged with debris.

📌 Feel free to save this and share it with your community!

Winter Is Coming.. Is Your Plumbing Ready?

Don’t want until a burst pipe ruins your winter! Here are some easy tips to winterize your plumbing and keep your home cozy:

1. Insulate Pipes — Wrap exposed pipe in attics, basements, and garages
2. Seal Leaks & Cracks — Check windows, doors, and crawl spaces to prevent cold air from reaching pipes
3. Drip Faucets — Letting faucets drip slightly during extreme cold can prevent freezing
4. Disconnect Hoses — Remove outdoor hoses and shut off exterior faucets
5. Know Your Shut Off Valve - Make sure everyone in the home knows how to quickly turn off the water in case of emergency
