⚠️HOMEOWNERS⚠️ — WE NEED TO PAY ATTENTION TO THIS NOW.
Today….Tuesday, September 1 at 1:30 PM, the TWIA Legislative & External Affairs Committee is meeting to consider a proposal that could have a major impact on property owners and coastal communities across Texas.
The proposal being discussed would recommend eliminating TWIA windstorm and hail coverage for second homes, vacation properties and rental properties, limiting residential TWIA coverage to owner-occupied primary homesteads.
For Port Aransas and communities all along the Texas coast, this is a BIG deal.
Nearly 20% of TWIA residential policies — representing approximately $19 BILLION in property exposure across 14 coastal counties — could be affected.
Think about what that could mean.
If second homes and rental properties can no longer obtain TWIA coverage, owners could be forced into an extremely expensive private insurance market — assuming coverage is even available. That doesn't just affect individual property owners. It has the potential to impact real estate values, vacation rentals, tourism, investment and the overall economy of our coastal communities.
Whether you own a home, a second home, investment property, vacation rental, work in real estate, manage rentals, own a local business or simply care about the future of the Texas coast, this is the time to speak up. Second homeowner exclusions will cause everyone's insurance burden to rise. AND could be the first step in eliminating coastal windstorm insurance entirely.
