Friendly Community Reminders
Good morning, everyone!
I wanted to share a few friendly reminders and updates with our community.
Rent Payments and Late Fees
Rent is due by the 5th of each month and is considered late on the 6th. Although this policy has not been consistently enforced in the past, it will be enforced moving forward.
If rent has not been received by the 6th, a $25 late fee will be charged and a three-day notice will be placed on your door. If payment is not made within the timeframe stated on the notice, the account will be turned over to our legal department.
If your bank mails your rent check, please schedule it early enough to arrive by the 5th. The company will no longer hold postdated checks in the office safe. Payments may be brought to the office, mailed, or submitted through RentCafe. Credit card payments are also accepted and are subject to a 3% surcharge.
Rental Agreement Renewals
All rental agreements will automatically renew on October 1st and will include a monthly rent increase of $35.
If you use RentCafe, please remember to renew your payment setup for the new agreement year and update your monthly payment amount. If your bank sends your payment, please update the amount with your bank before October.
Landscaping Schedule
Our new landscaping company will be here every Friday and Saturday. Please keep your lawn and lot clean and free of hoses, decorations, debris, and other items that may interfere with their work.
Because the crew is contracted and must follow a set schedule, please refrain from stopping or interrupting them while they are working. We also want to reassure our pet owners that the weed-control spray they use is pet-friendly and will not harm your pets.
Construction Area
Construction is moving along quickly in the back of the park. Our contractor has asked that residents who do not live on Carl Shepard refrain from traveling through the coned-off area, including by golf cart. This is for everyone’s safety and will help the crew complete its work without unnecessary interruptions.
Harbor Lights Park Models
Many residents have asked about the new Harbor Lights signs. In the near future, the company plans to offer park models for sale. If you are interested in purchasing one, please stay tuned. Additional information will be shared as soon as it becomes available.
Gunny’s Last Day
Gunny’s last day with Manatee will be Friday, August 28th. After that date, please refrain from visiting his home or calling him about park-related matters. He will officially be able to enjoy the community as a resident, just like everyone else.
There are simply not enough words to express how much Gunny will be missed or how grateful we are for everything he has done for Manatee!
Chair Volleyball
Chair Volleyball was scheduled for Friday at 1:00 p.m. in the hall. Unfortunately, no one signed up, so this event has been canceled.
I will be back in the office on Thursday, August 27th.
