I always tell my buyers to take a look at what I call the “has-beens” which are homes that have been sitting on the market a little longer or have come back on after being under contract.

Everyone tends to focus on what’s new, but that doesn’t always mean it’s the best opportunity. Sometimes these “has-beens” were just overpriced at first, overlooked, or lost in the shuffle when multiple listings hit at once.

I’ve actually suggested a back-on-market property to a buyer before, and they’ve now been happily living there for years.

It’s definitely worth taking a second look. Some of the best opportunities aren’t the ones everyone is chasing.
