Most itineraries treat Tahiti as a doorway. You land, cross Pape'ete, and board something else.

But Tahiti is two islands. The isthmus of Taravao joins Tahiti Nui, which holds the capital and the airport, to Tahiti Iti: volcanic, mountainous and untamed, far from the bustle of the city. It is known as Fenua Aihere, the bushland.

Staying on the island instead of passing through it turns the arrival day into part of the trip.

Moorea is photographed from the water. It is built from the other direction.

Eight chains of peaks ring a crater nine kilometers wide at the heart of the island, with pineapple plantations growing inside it. The lagoon everyone knows is the edge of that shape, not the whole of it.

Stay a week in a home here and the interior stops being a day trip. It becomes the view you wake up to, and the drive you take before the heat arrives.

San Francisco's warmest weeks don't come in July.

From June through August, a marine layer rolls in off the Pacific and keeps the coast cool and gray. On plenty of summer mornings, the Golden Gate simply disappears. Locals pack a jacket for July.

Then the fog pulls back. September and October are usually the warmest, clearest weeks of the year on the coast.

If you've been waiting for the right time to see the Bay at its best, this is it.

Here's a number that surprises most visitors: Seattle gets less rain in a year than New York City.

What it has is frequency. Rain falls on about 150 days a year, mostly as light drizzle, and roughly half of it arrives between November and January. Summers are remarkably dry.

So plan for gray, not for storms. Choose a home with big windows, a fireplace and a kitchen worth staying in, keep a light rain jacket by the door, and the weather becomes part of the stay rather than something to wait out.

The layover everyone extends.

Most itineraries treat Lima as a formality: land, sleep, fly to Cusco in the morning. Then someone eats in Barranco or Miraflores, and the flight gets moved back a day. Then two.

It's easy to see why. This is one of the best restaurant cities on the continent, built into a coastline of cliffs and surf breaks most visitors never planned to see. Barranco's bohemian streets run into the Miraflores MalecΓ³n, and the ocean stays part of the view, even from a dinner table.

We don't build homes in Lima as a stopover. We build them for the days people didn't know they'd keep.

Seattle's reputation is built on rain and traffic. Ours is built on the pause between ferries β€” water, mountains, and evergreen calm, minutes from the city center. This is the Pacific Northwest our owners actually live in.

The two-minute answer.

Most listings promise a fast reply. Few will tell you what fast actually means. Ours does: any message, in any of nine languages, answered by a real person in under two minutes, at any hour of the night.

It sounds like a small number. It does a lot of quiet work. A misplaced key at midnight, a restaurant question before dinner, a question about the pool heater at sunrise - each one reaches someone who can actually answer it, not a queue. The owner hears about the problems that matter. Never the ones that don't.

Guest experience was never really about the amenities list. It's about how fast the truth gets to whoever's asking.

Most owners assume their nightly rate gets set once and left alone. Ours is repriced every night, measured against what comparable homes actually booked that same week β€” never against a static list price. Owners set the floor and ceiling; the algorithm does the rest. It's part of why OmniVillas properties average a 32% revenue lift in year one.

The greener season nobody books.

May through October is when French Polynesia sells out. Steady trade winds, low humidity, the calendar's best rates. Book it and you're competing with everyone who read the same guide.

November through April is warmer, quieter and greener. Yes, it rains β€” usually hard, usually briefly, usually in the afternoon. What you get in exchange: the lagoon to yourself, softer pricing, and islands at their most saturated green.

Peak dates here are booked six to twelve months out. The green season is the one you can still decide on.

The orphan night.

Two bookings, three days apart. The gap between them is too short to sell at full rate and too awkward for most travelers to plan around. The industry has a name for it β€” an orphan night β€” and most calendars simply let it expire.

We don't list it publicly. It goes to guests who have already stayed with us, priced so the trip makes sense: a Thursday to Saturday in a home they already know, with no discovery, no research, no risk.

Revenue management isn't only about charging more on the peak nights everyone fights over. It's about refusing to let the quiet ones disappear.
