Our beautiful resort continues its long journey back from the destruction of Hurricane Ian, towards our planned reopening this Saturday, July 5th.

There is not as much to say regarding a reconstruction update because construction is mostly complete and we are pretty much awaiting completion of inspections at this point.

Hopefully the waterproofing of all decks will be completed before reopening, weather permitting. The resort will open regardless of whether the work is done on all the decks.

Likewise the resort will open regardless of the fact the pickleball/tennis court will not yet be striped and not all landscaping complete.

It was discovered that the reason the spa was losing water was not because of a leak, but rather just because a valve was left partially open.

There are great final pictures below.

The beautiful Lighthouse Resort & Club continues to finish up construction in anticipation of our planned July 5th reopening.

The retaining walls on both sides of the shuffleboard court are done. The pavers are done being installed in the new, additional parking lot area. All painting and tile work has been completed. Water heaters have been installed in the maintenance room, pool house and office. The doors on the pool house have been installed. There is a leak in the spa that is being troubleshooted.

The Fire Marshall was out this week and wants just some final tweaks - a few additional battery operated smoke detectors and a few additional fire extinguishers. Final City inspections for fire, electrical, elevator, plumbing and health are to occur this week. The sump pump has been installed below the elevator. The construction trailer, dumpster and port-a-pots have been removed from the site.

The plumbers are finishing their work on the pool house, such as installing the toilets. The fencing is going up around the pool and the final tweaks outside the units are being worked on. The pool contractor will be coming out to install hooks, signage, etc. around the pool. The irrigation around the pool is being installed. Tomorrow our architect will be on site for a final punch list.

Prep work is done for half of the decks and all of the materials are on site to complete the waterproofing of the decks. The machinery is on site to install the new trees, shrubs and other landscaping, all of which is to be delivered this weekend. Cement contractors have been on site to give estimates to our general contractor on how much it will cost to apply a new top to the pickleball/tennis court.

The fencing around the pickleball/tennis court will be up, but it is unlikely the court will be done by 7/5. It is also unlikely that all landscape work will be completed by 7/5, but the landscaping around the pool and parking lots, and along the back of the resort, should be complete. It is also possible the cable may not be hooked up for the TVs by 7/5, but owners and guests can use any streaming services they have through the smart TVs.

There is a meeting of the Board of Directors this Tuesday, 6/24, at 6 PM EST on Zoom. Owners should have received an email from our management company with the link and call-in information. If you didn't, you can get the info in the owners portal/clubhouse section of our management company's website.

The beautiful Lighthouse Resort & Club continues reconstruction after the devastation of Hurricane Ian in pursuit of our projected July 5th reopening. Here is another construction update.

The curbs in the new parking lot addition area were poured and the pavers in the new area are half installed, then will install the parking lines last. The dumpster pad is complete and the walls are up. Just need to stucco the walls and install gates. The stucco repair on the patios is complete. All but a couple lanai tile floors are complete. The new backflow preventer has been installed.

Working on last of the punch items. The fire alarms have been connected and hopefully can be inspected next week. The electrical inspection has passed, and we have a final partial approved inspection (the inside of the units have passed). The elevator power is on and are waiting on our elevator contractor to raise the elevator so our general contractor can finish one final item below the elevator.

Will replace damaged pavers in the original parking lot and pressure wash the original parking lot. The curbs in front of the first floor units that were chipped were sawed to make them uniform. Only toilet installation and finishes needed in the pool house. The new retaining walls on both sides of the shuffleboard court are ready to be installed as soon as the weather permits it. Resort cleanup is continuing, including grading.

The repairs have been completed to the thresholds for the entry doors. The final cleaning of the units is underway. Waiting for delivery of the linens so can make the beds. Week of 6/16 our architect will walk the resort again, inside and out, with a punch list. The final chemicals have been added to the pool before it can be swam in. The landscaping is going well. The irrigation has been trenched in. Our general contractor is talking to 3 asphalt companies for estimates for applying a new topper on the pickleball/tennis court.

There is a Board of Directors meeting this Tuesday, June 10th, at 6 PM EST on Zoom. If you are an owner and did not receive an email from the management company with the Zoom link and call-in information, the info can be found in the owners portal/clubhouse of the management company's website.

The beautiful Lighthouse Resort & Club continues to wrap up reconstruction after Hurricane Ian in pursuit of meeting our planned grand reopening date of July 5th.

Almost all rooms are complete. Our architect is coming back out for one last punch list walk through. Hopefully all punch list items will be complete next week. Parking permit issued. Concrete subcontractor scheduled to pour curbs, and installation of pavers for the new, additional parking lot, starting next week. The last construction container has left the site. The piping on the building has been removed and stucco and painting trimming has been completed.

The pool has been lined and water is in the pool. The pool company was on site to start all pool equipment. The pool fencing has been delivered to the resort. The landscape company is on site doing grading, and setting up the beds and irrigation. Testing of all the HVAC units should be complete this week. The electricians are almost done. The walls and electrical are done in the pool house and work room. Our new resort manager is on site every day.

A new topper is going to be applied to the tennis/pickleball courts. The elevator breakers are to arrive any day. The curbs are being painted. The pool house is about to be painted. A few minor issues need to be corrected on the decks, per our architect's inspection. Have completed the walkthrough with the gas company. Rust on the propane tank for the grills is more extensive than originally realized so the tank will be replaced. The screens and roofs of all the lanais are done. Final inspections are being scheduled.

Reconstruction of our beloved and beautiful resort continues to move quickly since Hurricane Ian's devastation.

The third and second floor units are punched and locked out except for window treatments and some final adjustments by our kitchen/bathroom contractor. Next week should be the same for the first floor units. Then will go for a CO (certificate of occupancy).

Pavers are being laid around the pool. Parking lot lamps will be installed next week.

Electrical has been run to the pool house and pavilion. Plumbers are working on the water fountain and ice machine for the pool house. Shower and foot wash stations around the property will be installed once painting of the pool house and building is complete.

The signage to be installed around the resort is in production. Final inspections are being scheduled

The office is mostly complete. Just need the air conditioning to be installed then our new office manager can move in.

03/23/2025

Here at LRC we continue to make great strides towards reopening after Hurricane Ian devastated our beautiful and beloved slice of heaven. Here's another construction update.

Finishing the installation of the F, F & E (furniture, fixtures and equipment) in the second floor units. Almost all cabinets and vanities installed in the first floor units and are done installing the stone countertops in 3 of the first floor units. Getting ready to install the hangables in the first floor units. F, F & E for the first floor units will be delivered next week. The Lee County Electric Cooperative was back out last week doing work in preparation for our meters for the restoration of our permanent power and our HVAC subcontractor was back out last week. Our elevator subcontractor is coming back out to raise the elevator so our general contractor can do some work under the elevator.

I misunderstood some information so gave out some incorrect info in my last update. It'll take 7-8 weeks from the time signage is approved before we'll receive the permanent signage, but that won't affect our reopening because, if we're ready to reopen before the signage is received, we can reopen with temporary signage. Our project manager has the proofs of the signs, our architect has reviewed the proofs, and we just need to give the sign company the locations of the fire extinguishers, etc. so they can be marked on the emergency exit signs.

The new, additional parking lot and old tennis courts are being excavated, and then the fill for under the parking lot pavers for the new parking lot will be laid. Poles for the lighting around the pool are being installed. Our subcontractor who is going to install the fencing around the pool is going to be coming out to map out where they'll need concrete to be laid. Still patching the building and applying sealer. Hope to start painting the building next week. Then our lanai subcontractor will come out. The electric locks have been installed on all the doors and the computers should be installed in the office next week. Two Board members and our architect will be visiting the resort next week.
