Just closed on 821 North Dr in Brick.

These buyers started out looking at beach rental properties and ended up switching to a waterfront home. They plan to be boaters, so Jason took them on a tour by water to show them what the property looks like from the water and how to navigate the area.

Big shoutout to Nick, who handled a ton of the logistics and got this one to the closing table. The buyers now own a newer, raised home with a pool, jet skis and a boat lift. Congrats to them, enjoy every summer there.

How far ahead do people actually book a Shore house in the fall?

We looked at the 113 groups who checked into our Jersey Shore homes between Sept 27 and Oct 11. 55 of them booked within a week of arriving. 16 booked the same day. The typical lead time was 9 days.

July trains you to plan a Shore trip months out. Fall does not work like that.

The biggest fight on a girls trip is not over the bathroom. It is over parking.

A group of seven stayed at our 506 Bay Blvd house this fall and parked every car at the house: one in the garage, two in the driveway. Their review said everyone had space, the bathrooms never backed up, and the hot tub closed the show.

Four bedrooms, sleeps nine, quiet bay side, ten minutes on foot to the boardwalk.

Everyone says the Shore empties out after Labor Day. Our booking calendar disagrees.

Right now it is holding October stays of 25 nights, 21 nights, 13 nights and 11 nights. Remote work did not kill the summer house. It invented the fall house.

Quiet island, empty beach on a Tuesday, weeknights at a fraction of July.

The ocean clocks out in October. The hot tub does not.

A group staying at our 55 Blaine house this fall found the kitchen was missing a pitcher. They mentioned it once. It was delivered the same day. Their review said the house was beautifully decorated, that an interior designer in the group approved, and that the hot tub was at its best now that the ocean has gone cold.

That is the whole pitch for a fall weekend in Seaside Heights.

Just after 7 on a Monday evening last month, a guest at one of our Seaside Heights two-bedrooms sent us a message: any chance we can stay one more night? About fifteen minutes later it was booked.

They’d grabbed the place on a whim that weekend, just a couple, their dog, and a quiet street near the beach. That’s what October does here. No checkout alarm hanging over the last morning, no traffic on the way in, and open nights on the calendar that summer never has.

You don't need a boardwalk week to love the Shore. Lavallette in October is the proof.

Our September guests at the Amber Jack cottage wrote the playbook in their review: rent bikes from the shop up on Grand Central a couple blocks away, walk five minutes to the beach, let the dog roam the fenced yard, grill dinner at home. They barely touched the car.

October in Lavallette is that, with sweatshirts.
