The best hours at the Shore start when everyone else is sitting in Parkway traffic home. Day-trippers get 10 to 4: the packed beach, the parking war, the line at every window. Stop trying to fit 12 people in one Shore house.

We manage five houses side by side on Grant Ave in Seaside Heights, including 101, 103, 105, 107, and 111. That's 21 bedrooms on one block, and every house takes the dog.

Before you hand anyone your Shore rental, ask two questions:

1️⃣ "What will my home actually earn?"
→ In May, our portfolio hit 51.7% occupancy vs. 35% market average. That's a 56% RevPAR premium… in a down market.

2️⃣ "What happens when something goes wrong?"
→ A guest caused $2,694.50 in damage. We handled the full Airbnb claim as the owner's rep. The owner paid $0, dealt with zero stress, and was back on the calendar in under a week.

Your June calendar has a 3-day weekend in it, and most owners haven't noticed. Juneteenth falls on a Friday this year, so June 19–21 is the first long weekend of the summer, and guests are already grabbing it.

Here's the catch: most June guests booked weeks ago, so a weekend that's still open today needs a reason to convert. The three things we check first on our own 60+ rentals: the cover photo, the minimum stay, and the weekend price.

The cheapest line item on your turnover sheet is the one deciding whether guests come back. 🧺

Owners pour energy into the nightly rate and quietly cut the ~$40 it costs to stock the house, coffee, soap, paper towels, TP, fresh linens. Then they wonder why the calendar's all first-timers and no repeats.

A manager collects rent and fixes what breaks, that's the floor, not the job. The part that actually gets a family to rebook is the part nobody sees: fresh towels and linens in every house, and the coffee, soap, paper towels and TP already there before you drop your bags. We do that across all 60+ of our Shore houses.

Property management is the easy part.

Anyone can be reactive. A guest texts about a parking ticket, you respond. A turnover gets missed, you scramble. That's property management. Yes, we do that. It's not the job.

The job is hospitality. It's the 37 checklist items per house no guest will ever complain about, and that every return guest noticed. It's the under-5-min DM that keeps a stranger from canceling their week. The maintenance call the owner never sees. The welcome basket no one talked us into.

You can hire a property manager anywhere. We're doing something different.
