This summer, Texas real estate forms are receiving significant updates through the Texas Real Estate Commission (TREC), including new disclosure requirements related to groundwater and surface water rights, expanded seller disclosure requirements, updated contract language, and additional notices designed to improve transparency for buyers and sellers. Several of these changes become effective July 1, 2026.

What does that mean for consumers? It means your REALTOR® should be staying informed, attending continuing education, reviewing legal updates, and understanding how new forms and disclosures impact your transaction.

Recent National Association of REALTORS® data shows that many buyers are making compromises during their home search. In fact, 30% of buyers compromised on price, 24% compromised on the condition of the property, 20% compromised on size, and 14% compromised on lot size. Surprisingly, only 30% of buyers reported making no compromises at all.

That doesn't necessarily mean buyers are settling.

More often, it means they're learning what truly matters to them.

A buyer may begin their search focused on acreage, only to realize river frontage is more important.

Another may think they want a newer home, only to fall in love with a property because of the mature oak trees, the views, or the feeling they get when they pull through the gate.

The longer buyers spend looking at properties, the more they tend to refine what their actual priorities are.
