Here are a few tips to help during freezing weather, especially if you are new to RV life.

1. If you have an exposed water filter it will freeze! If your water filter is not insulated, remove it or add insulation to protect it from freezing and the possibility of breaking.

2. Run your furnace... it will help keep the underbelly of your RV warm.

3. Keep water in your freshwater tank. If your hose/spigot/filter freezes you will still have water.

4. Do not drip water and leave your grey tank open. This will freeze in your drain hose, back up and may flood your RV.

5. Buy a heated water hose they help tremendously. Make sure you’re getting power to them. Water hoses should be heated or at minimum have a heat strip with insulation wrapped around the hose. Water spigot should be insulated also.

6. If you have grey/black tank heaters, turn them on.

7. Report any broken hoses and/or water pipes to your park manager immediately! If you see your neighbor is having a problem, help them out or let the park manager know.

8. Stock up on food and drinking water during freezing temperatures.

9. Check all your outside water connections, hoses, and filters and make sure they are not leaking! If water IS leaking, tighten your connections to stop the leak. If it looks as if the faucet is leaking contact your park manager.

10. Be careful stepping out on your steps! Ice on metal is treacherous!

No room at the Inn!

All the cabins are booked, no available, long term R.V. spots, and the house has a new tenant coming in on Monday. We welcome Mr Battson, to Hoof Prints Ranch. And wish safe travels to Ashley, and her boys, on there trip back to Canada.

A new, great set of tenants have came in to the park. Lots of college kids, serious about their education. What a great place to stay. It's safe, quiet, and friendly.

It's been a productive week. Other than our temporary sites, we are completely booked up for the next few months.

One of the stud stalls has become available, and we still have a few stalls in the barn.

We are needing rain, just like the farmers and ranchers around here. The park looks good, but could use a nice shade of green on the ground. The tank levels are slowing creeping down. The fish are begging for some area to swim around.

The park is still full. My college kids are starting to come back, and lots of calls from new and potential clients. Recent event in town, is helping keep the stalls full too.

The cabins still have a waiting list. My current tenants are a great group of people. Quiet, clean, and courteous. What more could you ask for!!

Since listing the property for sale, I get calls everyday from interested people. So many people that have seen the place grow over the years, past tenants, and motorist, that are driving by.

As time passes, I'm sure the right person will eventually make an offer. Till then, we'll stay the course.
