Texas townhome and condo prices fell more than 4% in 2025, even as rents rose, creating a short-term opportunity for investors, according to Cotality.

Nearly 2 in 5 attached-home sales in Texas involved investors, well above the national average, as falling prices combined with rent growth of 2.56%. With condos selling for about $300,000, roughly $24,000 less than single-family homes, investors are betting the market has bottomed out, but the window may be closing.

Property Tax Season Is Here—Don’t Miss the May 15 Deadline!

If you own property in Texas, your appraisal notice is probably in the mail. Here’s what you need to know:
• May 15 is the deadline to protest in most counties (double-check yours to be safe).
• It’s free to protest, and many appraisal offices let you book online.
• You might be able to work it out directly with an appraiser—no ARB hearing needed.
• Homestead exemption? Your assessed value can’t go up more than 10% per year, no matter how high the market value climbs.
• Vacation or investment property? As of 2024, if your non-homestead property is valued under $5 million, there’s a new 20% cap on how much the appraised value can increase—unless you’ve made new improvements. Aka the circuit breaker.

If you’re short on time, consider hiring a property tax firm. I highly recommend! Time is money.
