There's something incredibly special about helping past clients with the next chapter of their journey. ❤️

When they first shared their vision, they knew exactly what they wanted: to stay in the community they love while moving into a beautiful lagoon-front townhome that fit their lifestyle and future goals.

Last summer, they put pen to paper and began the exciting journey of building a new construction home. Like many new builds, there were unexpected delays, important decisions, and a few challenges along the way. But together, we navigated every step from contract to closing day.

Today, they're officially home.

Walking through the finished home and seeing the design selections they carefully chose come to life was incredibly rewarding. This home has been prayed over, dreamed about, and anticipated for many months, making today even more meaningful.

One of the biggest misconceptions about new construction is that buyers don't need their own Realtor. Recently, a dear friend referred me to her Aunt Peggy. For more than 65 years, her family called this beautiful slice of paradise overlooking Safety Harbor home. After enduring flooding from both Hurricanes Helene and Milton in 2024, Aunt Peggy was faced with a difficult decision. She knew rebuilding was no longer the right path for her.

Letting go of a home filled with a lifetime of memories is never easy. But sometimes, closing one chapter creates space for a new beginning.

When we listed the property, the right buyer came along and immediately saw the same beauty, potential, and vision that Aunt Peggy's family saw all those years ago. Knowing this special place will continue to be loved and cared for makes this closing especially meaningful.

Why it's important to get a thorough pre-approval with a fantastic mortgage lender BEFORE looking for a home 🏠✨
I was reviewing some offers on a home I recently listed, and one of them stood out—but not for a good reason. The buyer was asking for an unusually high seller concession.

After doing my due diligence and digging a little deeper, I discovered why: the buyer needed the seller credit to pay off their own personal debt just to qualify for the loan! 😮

While it’s common for buyers to clear up some debt at closing as part of their mortgage process, it is not common to expect the seller to foot that bill. Needless to say, it didn't sit well with me or my seller.

Why didn’t the buyer do their due diligence during the pre-approval phase? A fantastic mortgage lender would have caught this timeline roadblock before they ever put an offer on paper.
