Hello y’all , my names Barbara Bright Broxton I own Broxtons Rv park ,I’m an independent business owner. Please keep in mind It’s not only my business it’s my home that I’ve built from the ground up literally! I opened in 2011 and continued to grow and improve it every year!
“You get what you pay for” and at my park you get a safe , clean and well maintained site to camp at or stay long term . My park stays quiet and clean! Groundskeeping is done weekly on a regular basis. All sites are paved , all roads are paved! All the following rates include all utilities! Including
Unlike the other Rv parks in the area my rates include ELECTRICITY* no separate bills!
Guests are responsible for their own WiFi and satellite tv .

All rates and deposits are due upon move in.

Security deposit- $200.00
(refundable if given at least a 72 hr notice and If lot is left clean and damage free)if you bring it to the lot, it needs to leave with you .
Please note: If deposit is paid to hold the site and the guest decides not to arrive then you lose that deposit!
Pet/Service animal 1 time fee -$100.00 non refundable

Allotted persons per site 2 adults / 4 person total/additional adults add 100.00 to monthly rate per additional adult.

Guest owned storage buildings- $25.00 -monthly.
No bigger then a 10x12.

We are 1.6 miles from lake Belton
Close to shopping and restaurants but not to close!
We have a Dollar General less then a mile away on one side and a cefco gas station on the other side!
Plenty of overflow parking for side by sides, additional vehicles and boats !
Damages/Lot clean up -to be determined upon inspection and will be added to your monthly rate or deducted from lot deposit /billed on departure.
Guests are responsible for any and all damages they may cause to park property and will need to repair or replace damaged property.
Electrical - burnt up breakers/plugs due to overloads :
Parts and labor - $100.00
Late fees- fees apply starting on 2nd day at 6 pm at $25.00 a day and will not exceed 5 days past due date.
All rates for guest service sites include water, sewer, garbage and * ELECTRIC *unless other wise stated. All prices and rules are subject to change without notice.
I have a no refund policy on all lot rates.
Guests can get the following services :
Internet providers - nexlink, hughesnet, EarthLink .
Cable Providers-dish network , direct tv.

1)Must have valid DL/ID proof of insurance and proof of registration , All fees are due upon move in, this includes pro rated fee along with 1st months service , pet deposits and lot deposit.
2) All service fees are due on or before the 1st of the month, late fees of $25.00 a day apply at 6 pm on the 2 nd of the month and will not exceed past 5 days. No electric cars are allowed to be charged on the park property. Unless approved first.
3) I reserve the right to refuse services to anyone and have a no refund policy in place on all rates.
4)All pets are to be kept on a leash at all times while on /in Park property.
5) You are responsible for your child(ren) and pets at all times and any additional guests.
6)All Rv’s /Camper’s , no homemade Rvs/campers ! All Rvs /campers are to be clean and maintained at all times. No busted or missing windows , no trashed out campers , No leaking campers , sewer lines or water hoses. All RV’s are to be self containable.
7)All camp sites are to be kept clean and clutter free at all times. No trash or debris.
8)Quiet times are 10pm Monday -Thursday 12 am on weekends.
9) No disruptive behavior will be tolerated at any time period!Respect your neighbors.
10) Kids are not to be playing around the bathhouse or dumpster areas.
11)No pets are allowed in or around the bathhouse/ laundry rooms.
12) Use the electrical box that is numbered for your site only unless you have permission from me. Same goes for the water connection.
13)Keep bathroom and laundry room doors closed at all times. Clean up after yourselves!
14) I am not a babysitter nor the police if you have issues with a neighbor y’all work it out between yourselves first! If y’all are unable to resolve the issue then contact me.
15) Abide by all posted signs and Speed limit signs!
It is 5 mph throughout the whole park. I do and will enforce this !
1st violation is verbal warning.
2nd violation loss of deposit
3rd violation notice to vacate within 48 hrs.
16) No parking in the yards at all! There is allotted parking for guests at the front of the park.
17)You are responsible for the maintenance and upkeep of your rv/camper , this includes winterizing your water hoses etc. any damage due to freezing lines or running over lines is your responsibility to have fixed along with providing your own insurance on your personal property while staying at my park.
18)No working on vehicles onsite.
19) Non payment of services offered will result in charges being pressed for “theft of service”
20)No rvs or campers older then 10 years old, unless they are clean and well maintained, no flats, no leaky sewer tanks, holding tanks , all hoses must be leak free.
21)No washing RVs/Campers or vehicles, unless approved by me, in which a fee may be charged, no watering the yard.
22)No tying pets out on the trees.
23)No overloading electrical outlets.
24)No water hose splitters/filters , due to they damage the water faucet outlets.
25)Pet owners please do not walk your pets in other guests yards , there is plenty of large grassy areas to walk them away from the rv sites.
Also pick up after your pets.
26)No personal mail is accepted here, you will need to get a p.o.box.
27)No overloading the trash dumpsters! No setting stuff in Front or beside dumpsters!! Household trash only ! No furniture or appliances!
28)No drugs are allowed on my property!
If I suspect drugs or drug use it will be reported.
29)No illegal activity ! It will be reported.
30)No speeding !!!!!!!!! You will lose your $200.00 security deposit and will have to vacate my property.
31)No convicted felons, no s*x offenders of any kind!
I Barbara Bright Broxton nor any employee , family member or entity of Broxton’s Rv Park are “not responsible ” for any damages to your personal property due to grounds keeping, theft, acts of god, or anything out of my human control. While staying at Broxton’s Belton Lake RV Park.
I supply a service only , I am not your landlord. This is not a Tennant/ Landlord agreement. If rules are broken you will be required to leave and you forfeit deposit and no refund on any portion of the monthly rates.
*You the guest accept and agree to the rules /regulations upon your payment to Broxton’s Belton lake Rv Park.
*It is your responsibility to read and comply with all rules and regulations. Failure to comply will be grounds for eviction and loss of any refunds of deposits.*
