ANOTHER Diamond Beach business lost to condos? Lower Township is stripping away our commercial zones, and we have to draw the line at Diamond Beach Bums (10100 Pacific Ave).

WHERE: Lower Township Hall (2600 Bayshore Rd, Villas)
A business owner is not allowed to sell their property to whomever they want, for whatever use they want. That’s not how zoning works. Converting a vital commercial space into condos requires a special variance, which means the Lower Township has the power to say NO. Especially if the benefit to the COMMUNITY does not outweigh the detriment. That's the law.
The Municipal Land Use Law says the benefits of a deviation from zoning ordinances cannot be just for personal or financial gains for the property owner. The community at large must benefit and not suffer.
We are watching a systematic elimination of our local business districts. We already completely lost South Station Market to residential development. Carini’s variance allowed it to be turned into condos next. If Diamond Beach Bums falls too, we will have almost nothing left to keep our neighborhood walkable
The Zoning Board is appointed to protect OUR community and OUR master plan and not to hand out variances that benefit a select few at the expense of the Diamond Beach neighborhood.
We need to pack the room and demand that they protect and support our Diamond Beach businesses!
