SOLD | 101 All for the Better 🔑

Some homes need a buyer. This one needed people with vision, lots of patience and a good sense of humor.

A fixer-upper with good bones and plenty of work ahead that came with multiple offers, two rounds of best and final, a price adjustment along the way, and Freddie Mac financing with every box checked twice. Through all of it, our buyers stayed prepared and patient, and they kept laughing. Their daily "any updates?" check-ins came as memes, and they were the highlight of our mornings. 😂

Deals like this close because of teamwork. A big thank you to our partners across the border for working in lockstep with us, and to Mirocha Law for going above and beyond to get us to the finish line.

Waterfront. Over ask. Under contract within weeks.

This one moved fast, and it moved smoothly, because we did the work up front. The property was sold as-is, and every disclosure was on the table before a single offer came in. That meant no surprises later and no bumps in the road. Multiple offers followed, and it sold over asking.

Every closing has its curveballs. This one brought survey issues (resolved ✔️) and title issues (resolved ✔️). It took steady hands, great teamwork, and a wonderfully flexible seller to get us to the finish line.

Did you know a 1031 exchange may be an option when you move your investment from the mainland to St. Croix? 🌴

In plain terms: you sell an investment property, buy another one with the proceeds, and pay the tax on your profit later instead of now. It's postponed, not erased. You can repeat this process again and again, though.

Exchanges only work in certain tax situations, so this isn't a decision to make on your own.

Swipe through for the basics:
⏳ The deadlines: 45 days to name your next property, 180 days to close
💼 The money: your sale proceeds go to a qualified intermediary, never your own account
🏡 What qualifies: rental and investment property, not a home just for personal use
🧾 At closing: USVI stamp tax still applies

Our best advice? Build your team before you list: a tax advisor who knows the USVI, a qualified intermediary, and a local broker who can help you find the right property inside that 45-day window.
