We've seen some interesting IDs come through lately - from dog photos to Karen on a swing, even a couple of knees and feet! 😄 While it brings some laughs, it also adds to our workload because we have to follow up with guests for the correct identification.

Platforms like Airbnb and Booking. com don’t share guest ID details with hosts, making it essential to collect this information directly. That's why we've introduced a streamlined check-in form that automatically sends out upon booking confirmation, saving us valuable time and effort.

Arran Graham has had a few cheeky ones too since jumping on our cohost system last year.

How are you getting on this weekend with bookings?? 🏡🏡

It’s always a bit slow on a weekend for most Teesside Airbnb hosts but knowing your demographic of client and what they want is important.

Right…..

So let’s face it weekend guests more than likely aren’t coming for a jolly! Some are but most aren’t.

They are more than likely coming for a reason. To see family, the kids are starting uni, sporting event or to scran a delicious Parmo!

Either way they are here for a reason which means most aren’t wanting to pay top dollar to stay!

So what do we do? We’ve found that you can get a pretty decent place to stay for sub £200 for 2 nights!

If you can’t operate at this price you need to have a think about why you can’t!
(We can help you with this 👌)

You also need to have a think about supply and demand!

Weekdays are busy increase prices 📈
Weekends are quiet so instead of increasing your rates try thinking about lowering your rates 📉

The bonus about Teesside leisure guests: Because they are visiting for a reason they will almost certainly make a return.

Important 👇

Setup a marketing campaign that hits your guest for 18 months after they have stayed with you is very advantageous! Now this isn’t a spammy email every week but a cheeky little reminder every few months that your still here 👌👌

Even celebrities need Workstays! 🏡🎬

Mark Benton just wrapped up filming at our place, and it was quite the marathon—15 hours of shooting in one day! 🎬🍿

Here’s the scoop on how it all went down:

About a month ago, I got a call from the director of Broken Illusion Pictures. She had found our Marykirk property on Google and decided it was the perfect spot for their shoot.

After some good ol’ haggling—seriously, she’s got skills, she snagged a fantastic rate for a 3-night stay and a day to scope out the perfect camera angles.

So, long story short...

I’d love to say that I had some exclusive ties with celebrities or a magic wand but that would be bo****ks.

It’s as simple as having a strong online presence and be consistent at what you do!

More visibility = more bookings

This booking came through Google, filling a mid-week gap and a random day we wouldn’t normally have booked.

This isn’t our first rodeo with celebrity stays, and it certainly won’t be the last.

Three WiFi routers for £23 each on a business plan.

After purchasing the first router, the price for each additional router drops to £13.

These devices are fantastic. We have one at home, and my son can play Xbox Live without any issues.

Another perk is that you can pick them up the same day from a Three store if you need them quickly.

**Downsides:**

- It can be a bit slow initially while it finds the signal for the TV.
- Ensure your area has 5G coverage.
