VACANT POSITION: Maintenance Manager
Location : Kedar Heritage Lodge, Conference Centre & Spa

Reports to : Construction Manager

Purpose of Role
To lead and manage the maintenance and landscaping departments of a 60+ room "village-style" lodge. The incumbent is responsible for ensuring the structural integrity, functionality, aesthetic appeal, and operational efficiency of all infrastructure, including conference venues, an industrial kitchen, a spa, and extensive gardens and landscaping, roads and other facilities. This position requires a technically competent individual with broad practical knowledge of construction, electrical systems, plumbing, mechanical equipment, civil infrastructure, landscaping and general property maintenance. The Maintenance Manager will ensure that all facilities remain safe, fully operational, aesthetically maintained and compliant with relevant South African legislation
Key Responsibilities
Strategic Planning & Financial Management
Develop and implement maintenance strategies aligned with the property’s vision.
Prepare, manage and control the annual preventative maintenance budget, ensuring cost reduction and facility improvement.
Develop long-term asset replacement and refurbishment plans.
Interpret and apply property policies and safety regulations.
Continuously identify opportunities to improve operational efficiency
Infrastructure & Technical Oversight
Oversee the maintenance of all buildings, infrastructure and property assets
Develop and update maintenance plans for all infrastructure and equipment.
Maintain the local electrical grid in compliance with South African legal and safety standards.
Manage maintenance for specialized facilities, including industrial kitchens and a full-service day spa.
Oversee plumbing systems, pumps, water reticulation, sewerage systems and irrigation infrastructure.
Supervise mechanical systems, generators, HVAC equipment and other plant machinery.
Coordinate construction projects, renovations and improvements.
Ensure maintenance of roads, parking areas, fencing, gates, security infrastructure and external facilities.
Operational Maintenance & Repairs
Conduct routine inspections to identify and prioritize repair needs, of all buildings, facilities and equipment.
Prioritise repairs and coordinate maintenance activities with minimal disruption to guests.
Supervise all building repairs, plumbing, painting, lighting, and security infrastructure (electrical fencing and booms).
Supervise all maintenance personnel and contractors.
Maintain an accurate inventory of tools and equipment.
Ensure all work complies with national building codes and safety regulations.
Manage service providers: sign off on completed work and secure warranty documentation before payment.
Landscaping & Grounds Management
Oversee the design and maintenance of the indigenous botanical gardens and "village-style" grounds.
Manage irrigation schedules and ensure optimal plant health.
Supervise vegetation clearance around electrical fencing to ensure security system integrity.
Maintain the overall presentation and appearance of the property to the highest hospitality standards.
Team Leadership
Lead, mentor and develop the maintenance and gardening teams.
Allocate work, monitor productivity and maintain high workmanship standards.
Promote a culture of safety, accountability and continuous improvement.
Ensure staff receive appropriate technical and safety training.
Minimum Qualifications & Experience
Proven experience managing teams.
Experience managing contractors and maintenance budgets.
Valid South African driver's licence.
Sound practical knowledge of:
Building construction
Electrical systems
Plumbing
Mechanical equipment
Civil works
General property maintenance
Qualification and Experience
5 – 10 years of proven experience in Maintenance or Facility Management, preferably within a large-scale hospitality or resort environment.
A valid South African Driver’s License is essential.
A formal Electrical Trade Test qualification
N3 National Certificate in Electrical Engineering
Installation Electrician (Wireman’s License)
Technical Competencies
Strong technical "hands-on" ability to perform and oversee various repairs.
In-depth knowledge of safety regulations (OHAS Act) and building codes.
HVAC Electrical grid maintenance and repairs.
Knowledge of preventative maintenance systems.
Proficiency in MS Excel (for budgeting/scheduling) and Outlook.
Experience with generators, pumps, electrical reticulation and water infrastructure.
Ability to read technical drawings and building plans
