Hulbert House is a beautifully restored Victorian villa dating back to 1888. Steeped in authentic history, we bring you a distinctive combination of historic elegance and contemporary service. Hulbert House offers a luxury, boutique accommodation experience suitable for all discerning international and domestic travelers. Situated one block from Queenstown’s vibrant central city, Hulbert House is imbued with a sense of serenity. Our six uniquely designed suites all offer stunning views overlooking Lake Wakatipu or the Skyline Hill.

Every day, Hulbert House watches the TSS Earnslaw RealNZ chug along Lake Wakatipu. The Earnslaw is one of the oldest tourist attractions in Central Otago and the only coal-fired commercial passenger steamship still working in the Southern Hemisphere.

Hulbert House has seen it all. The stately home has been looking down on the lake and all its activities since 1887, 25 years before the Earnslaw launched.

This house has been many things over the years. When you stay, you become part of the story.

Luxury means different things to different people. To us, it’s in the little things – a hot bath, a cosy robe, or a soothing cup of tea. It’s also in the way we look after you.

In 1942 this house was called Tutuila, and it was full of schoolgirls.

Archerfield School in Dunedin opened a country branch in Queenstown that year. Parents were reluctant to send their daughters into the city and the war settled it.

The juniors were taught in the courtyard and the sunporch. The seniors were taught in the tea kiosk down in the gardens.

The brass nameplate reading TUTUILA is still here and the room we named Archerfield is a nod to this part of the building's history.

Twenty minutes from Queenstown, the gold rush of the 1800s left Arrowtown behind and nobody has been in a hurry to modernise it.

One main street with miners' cottages under old trees and coffee worth stopping for. Go in the morning, stay for lunch, and come back before the light goes.

In 1901 the man who built Hulbert House went to prison, so his wife turned the family home into a boarding house.

Horatio Nelson Firth was the district's Receiver of Gold Revenue until he was jailed for embezzling it. Catherine Firth had a family to feed, so she did what she had to.

The Firth suite is named for both of them.

Hulbert House has had many lives. When you stay, you become part of the story.

A pretty proud moment for our little house.

We’re very happy to share that Hulbert House has been awarded a MICHELIN Key in the 2026 MICHELIN Guide.

For an eight-room house in Queenstown, it’s a wonderful recognition of what we try to do every day, create a warm, personal stay, look after the details and make our guests feel at home.

Built in 1887, Hulbert House has been welcoming visitors for almost 140 years. We’re grateful to be part of that story, and even more grateful to the team and guests who continue to make it what it is.

We’re honoured to be one of 28 MICHELIN Key hotels in New Zealand, and one of nine new additions to this year’s selection.
