Not again. I am looking at you, Canada. 🇨🇦👀

Before anyone gets any wild 2020 flashbacks and starts building a fortress of 30-ply Charmin in their garage: relax. We aren’t actually running out of toilet paper.

Here’s the deal: our northern neighbors provide a massive chunk of the ultra-soft wood pulp that makes U.S. toilet paper feel like a cloud instead of 80-grit sandpaper. Thanks to cross-border tariffs, our rolls aren’t disappearing—they’re just getting a lot more expensive.

So no, your local warehouse club won't be empty tomorrow... unless everyone collectively panics and buys 400 rolls tonight. (Please don't. My storage closet can't take another round.)

Worst-case scenario? Your bidet investment is finally looking like genius-level financial planning, or we’re all about to get real comfortable with industrial single-ply. 🧻💸

Before you toss your next expired credit card in the trash, read this 👇

New cybersecurity findings show that expired cards can still be used to make unauthorized purchases on your active bank account.

Because of legacy payment design from the 1990s, the expiration date sent during a tap-to-pay transaction isn't cryptographically locked. Attackers using just two ordinary smartphones can intercept the signal, rewrite the date to a future year, and bypass point-of-sale checks completely.

In our latest episode, we break down exactly how this exploit works, why mobile wallets protect you, and why you should always cut right through that metallic EMV chip.

How does a luxury hotel development in America's wealthiest zip code turn into a $44 million crime scene?

At 160 Royal Palm Way in Palm Beach, more than 70 foreign investors contributed $500,000 each through the EB-5 visa program, promised lawful permanent residency and a five-star property backed by high-profile political endorsements
Investors were guaranteed in writing that their money would stay locked safely in escrow until their immigration petitions were formally approved.

Instead, nearly $30 million was drained almost immediately.

Rather than funding construction, the money went toward:

• Buying and staffing a 151-foot mega-yacht named Alibi
• Bailing out private multi-million-dollar mansions in Palm Beach and Nantucket from foreclosure
• Paying off personal credit card balances

While the developer sailed the Atlantic, the building sat for years as a decaying concrete shell with rusting rebar, until federal investigators stepped in with criminal indictments and prison sentences.

Have you ever followed a major development project in your town that suddenly halted without explanation?

Big news for Ohio manufacturing! 🇺🇸

Vice President J.D. Vance and Cleveland-Cliffs announced a $1 billion investment heading straight to the flagship Middletown Works steel plant. Backed in part by a $500 million Department of Energy grant framework, this monumental project is set to transform the facility over the next few years.

What this means for the community and workers:

🤝 Protecting Jobs: Safely preserves 2,300 jobs at the plant and brings in over 1,500 union building trades workers for peak construction.
⚙️ Next-Gen Upgrades: Modernizing blast furnaces and incorporating AI-enabled tech to improve efficiency and air quality.
⚡ Smart Energy: Building a new cogeneration system to capture blast furnace gas to generate on-site power.

Work kicks off in the coming weeks, with final blast furnace updates anticipated by early 2030—all while steel production continues uninterrupted.

What happens when a hospital stops waiting on private developers and rebuilds an entire neighborhood itself? 🏙️🏥

Most people look at a hospital and think of sterile emergency rooms. But on the Near East Side of Columbus, Ohio, Nationwide Children's Hospital realized that treating pediatric asthma or illness meant nothing if kids returned to unstable housing and commercial deserts.

So, they became the master developer:

Investing directly in affordable family housing 🏡

Turning abandoned, blighted lots into parks & learning centers 🌳

Bringing in full-service grocery stores and local jobs 💼

Protecting long-time homeowners with repair grants 🛠️

Check out our latest video exploring how a major hospital transformed an entire city corridor into a booming innovation hub—without wiping out the local community.

What if the most luxurious, storm-proof penthouses weren’t in brand-new glass towers, but inside 100-year-old concrete grain silos? 🌾🏢

Skyrocketing construction costs and high energy bills are pushing traditional development to its limits. Instead of building from scratch, developers and engineers are transforming 1920s agricultural relics into futuristic, climate-resilient urban homes.

Here’s why these concrete fortresses are turning heads:

60% lower heating and cooling energy loads thanks to massive concrete walls

Floor-to-ceiling panoramic views cut cleanly using modern diamond-core drilling

Modular luxury living pods craned directly into 20-foot vertical spaces

Built-in utility chases hidden within the natural gaps between circular silos

Check out our new video to see how these massive industrial structures are being reimagined for the future of city living.

Have you noticed your backyard birds acting a little differently lately? 🍂🐦

The loud morning singing has faded, and bird behavior is making a big seasonal shift. Here is what to keep an eye out for over the next few weeks:

Scruffy Feathers & New Looks: Many birds are molting! Bright breeding colors are fading into muted fall plumage, and you might spot patchier, scruffy-looking birds as they grow fresh, strong feathers for the cold months.

Mixed-Species Flocks: Instead of chasing each other away, different species (like Chickadees, Nuthatches, and Warblers) team up to forage together. More eyes mean better protection from predators!

Berry & Seed Feasting: Birds are shifting into high-gear feeding mode to build up fat reserves for winter or long migration flights.

💡 Quick tip: Keep birdbaths clean and full, and leave seed heads on your garden flowers to provide natural fuel for passing travelers.

What birds have you spotted visiting your yard this week? Let us know below! 👇

⛽ Thinking about buying a gas station? Don't make the mistake of assuming the fuel pumps will make you rich!

Here’s the reality: gas margins are razor-thin (usually just 5–15¢ per gallon). The real money is made inside the convenience store, through car washes, and by maximizing every square foot of the lot.

Before you jump into a deal, there are critical traps you have to watch out for:
⚠️ Buried environmental liabilities & old underground fuel tanks
⚠️ Restrictive 10-year fuel supply contracts (Jobber agreements)
⚠️ Manipulated P&L statements that don't match actual register tapes
⚠️ Choosing the wrong ownership structure (Fee Simple vs. Leasehold)

Watch our full guide to learn how to properly audit, structure, and finance a gas station acquisition using SBA loans!

Imagine handing over the keys to a million-dollar property, watching it get damaged, and having an automated chatbot deny your claim hours later. 🤯

For years, decentralized short-term rentals were pitched as "passive income." But managing 10 scattered homes across town means 10 different roofs, 10 sets of township zoning rules, and endless vendor headaches.

In our latest podcast episode, we dive deep into the smarter pivot: consolidating 20 to 40 keys under a single roof with boutique motels and commercial hospitality properties.

Here’s why elite operators are making the move:
✅ Centralized housekeeping and on-site maintenance
✅ Protection under commercial zoning (no sudden HOA or township bans)
✅ True direct-booking sovereignty and commercial insurance backing

Stop leasing your control while owning all the liability.
