Before a guest sees your photos, they've already ticked the filters.

Airbnb's most-searched amenities in 2025 were pool, free parking, wifi, air con or heating, kitchen, hot tub, washer or dryer, self check-in, TV and BBQ grill.

Six of those fit in almost any London flat. If one is missing from your listing, guests who filter for it never see your flat.

When UK travellers choose where to stay, price and location come first (26% each), then reviews (18%) and cleanliness (12%). You can't move your flat, but the rest is in your control.

Back to Sicily, this time with more of Agro Antico.

A historic pink farmhouse in the countryside near Syracuse, with stone balconies, carved stone benches and a shaded courtyard. Inside, the antique pieces stay alongside modern comfort.

Three rooms, each with its own name: Cowen, Lucy and Morgana. Breakfast is included and pets are welcome. Fontane Bianche, Avola and Noto are all close by.

It started with one room in Ham, back in 2022.

Today we manage homes across London: Victoria, Pimlico, Barbican, Kingston, St John's Wood, Wimbledon and Richmond. Every landlord came to us by word of mouth.

The way it works is simple. You own it, we run it. That covers listing, pricing, guest messages, ID checks, cleaning and supplies. We collect the payments, reconcile them and then pay you out.

An empty flat isn't neutral. It's a monthly bill with nothing coming in.

The mortgage, service charge and standing charges carry on. Most insurance policies tighten up once a property sits unoccupied. And in a lot of London boroughs, once a flat has been empty and unfurnished for a year, the council tax doubles and that premium stays with the property, so whoever takes it on next inherits it.

Then there's the income. Every night it sits empty is a night that doesn't come back.

Short-letting keeps it earning and keeps it looking lived-in, which helps if you're trying to sell. We work the viewings around the bookings.

• Longer timelines in certain situations

Alongside this, wider reforms are expected to introduce greater regulatory oversight and changes to tenancy structures, placing more emphasis on tenant protections.
