*This is currently not commercial property and can be used for whatever the buyer wants; residential or commercial. Shane put in the 11rv spots and cook shack for himself and friends originally. When he was ready to start turning it into commercial and profitable, his main company was just way too busy for him to do that. I can’t do it bc he needs me in his office full time. There’s 20 lake lots total. Only 11 are set up as rv spots but can be turned in to house pads or whatever a buyer wants to do with them. The lots closest to the state park with nothing on them appraised at $45,000 each. Just one of the two lots with a completed tiny home appraised at $115,000. It has not been appraised as a whole yet with the cook shack, other tiny homes, rv spots, and Airbnb camper w porch that is included on one of the rv spots. Will be priced to sell after receiving the appraisal back. The main home (6700 sq ft) across the street is also going up for sale soon along with more of the property! Lots of opportunities❤️

Getting the “For Sale” signs up! 20 lake lots total! Two fully furnished ready to go tiny homes (one already has a long term rented in it, the other is still on its way here to the park). Two more tiny homes that just need finishing touches inside or could rent out as primitive vacation cabins. An Airbnb camper w porch that guests love. 11 RV sites plus plenty of cleared lots to build more or do whatever you want to with. And …. The Cook Shack; that will be the part we miss the most!! Shane’s Rock & Dirt Work business keeps us both way too busy for us to also have the park and make it as successful as it easily could be.
